Embassy Springs Plots in Devanahalli: Layout, RERA and Resale Guide (October 2026)

Devanahalli, north of Bangalore, hosts Embassy Springs, a township of residential plots that Embassy Group built close to the airport. Phase 1 is how RERA records the plotted part, and the developer filed for completion in July 2023. Plots, RERA, today's buying route, costs and checks are covered here.

Layout, Plot Count and Sizes

When first registered, the layout had 835 plots over just above 217 acres. The revised plan shows 973 sites across around 178 acres. Waste handling, power, drainage, water and roads were put in by the promoter.

A prime plot of near 2,130 sq ft suits a family home on two storeys with a patch of garden within the setbacks. Every plot has its own dimensions, road in front and facing. The sanctioned layout plan holds the true count, sizes and boundaries.

Embassy Paradiso

Embassy Developments Limited has launched Embassy Paradiso next door in Nagamangala Village. It comprises 48 plots across about 6.4 acres, carries RERA number PRM/KA/RERA/1250/303/PR/220725/007946 and is due for completion on 31 August 2027.

Township Summary

Spread over about 300 acres, the project mixes plots with community buildings, parks and apartment phases, and the plots came first. The plotted phase is summarised in the table.

Is a Plot Right for You?

Holding land in a large gated community and building your own design is the draw. People who fly often and those employed near the airport benefit most from the location. Long-term investors who would rather own land than a flat, and build years later, also find it suitable.

Two steps make up a plot purchase, land and then house. Apartments at Embassy Edge suit someone after a completed home in the same community. Driving into the city centre means passing Yelahanka and Hebbal, slow at peak hours.

Getting Around

Take Bellary Road (NH 44) to the township, which falls in Devanahalli Taluk, Kundana Hobli, and comes before the airport when approaching from the city. Continue north and Kempegowda International Airport follows after a short drive. Southward the same highway links to the Outer Ring Road, passing Yelahanka and Hebbal.

The business parks near the airport and the KIADB Aerospace Park are the main places of work. When the Blue Line of Namma Metro, being built along the highway, is complete, Hebbal should be easier to reach. Devanahalli town supplies schools and everyday shopping; for large hospitals and malls, go to Yelahanka or Hebbal.

How a Plot Is Bought Now

With every prime plot already sold by the developer, owners from earlier years hold most plots today. A resale is a negotiated deal between private parties. Road width, plot size, facing and nearness to the parks all affect the price, so compare listings and asking figures.

The papers needed for a resale are not those of a first sale. A registered sale deed, the khata and recent tax receipts should all be in the seller's hands. The encumbrance certificate shows any loan or other claim, and no-dues proof from the township association confirms maintenance is paid.

Costs of Buying

Stamp duty in Karnataka is 5% on values above Rs. 45 Lakhs (5.6% in effect, cess and surcharge included), and registration adds 2%. Whichever is greater, the sale value or the government guidance value, is the base for both. Extras: legal fees, khata transfer, plus the township's charges for transfer and maintenance.

The house needs a second budget. While building goes on for one to two years, plan sanction fees, an architect, a contractor and interiors build up. Financing for plots and construction differs from a standard home loan, so decide the loan before the token amount is paid.

Facilities

Residents of the apartment phases and plot owners share the facilities. The clubhouse is the principal community building, and parks and open spaces are spread through the layout. They are:

• Outdoor courts and a jogging track
• A games room and an activity area
• Shops for daily needs
• Gardens, landscaped, with a children's play area
• Space to host family functions

RERA Record and Completion

NAM Estates Private Limited is the promoter under registration PRM/KA/RERA/1250/303/PR/171016/000633 for Phase 1. An extension record in the same file bears a number beginning EX, wrongly quoted by some listings as the registration. The authority's portal lets anyone confirm the correct one.

Initially valid until 30 August 2018, the registration was extended in stages. The last extension, to 31 March 2023, preceded the application for completion, dated 1 July 2023, which came with release orders from the planning authority for all (100%) sites. Of 973 sites, 605 were recorded as sold at that point.

Embassy Group

Embassy Group dates from 1993, with Bangalore as its base. Office parks first made its reputation. Villas, plotted townships and apartments followed. Its largest residential township is Embassy Springs, with newer projects close by in North Bangalore.

Pre-Purchase Checklist

For a plot, land papers outweigh any brochure. Cover these steps:

• Compare the plot number and size against the sanctioned layout plan
• Trace the chain of title behind the sale deed the seller holds
• Collect the khata, an encumbrance certificate and the latest tax receipt
• Get written confirmation from the association that nothing is due, plus the maintenance rate now charged
• Find out the building rules of the township: setbacks, height limits and the deadline for construction
• Inspect the road and drains at the plot, and its water and power supply
• Try the journey to work and to the airport in rush hour
