Embassy Knowledge Park Apartment

Apartment buyers looking north of Yelahanka are being offered Embassy Knowledge Park Apartment, Embassy Group's launch at Tharahunise. In the RERA register it is Embassy South Reserve, and the project is a section of a township covering 200 acres. Registration comes first below, followed by plans, costs, location and a checklist.

Registration First

Summit Developments Limited is the promoter, holding number PRM/KA/RERA/1251/309/PR/090926/008925 dated 9 September 2026. KIADB plan approval is dated 13 August 2026. Start is registered for 1 September 2026, and completion for 31 March 2032.

The registered land is 59,804 sq m. Homes are 2 BHK or 3 BHK, with and without a study, and eleven are 1 BHK. A look at the Karnataka RERA portal verifies the number, and buyers should pay only into the project account listed there.

Towers and Land Use

In nine blocks of 7 to 19 floors, over a basement or two, are 855 apartments. They occupy about 14.8 acres, with the rest of the township reserved for shops, a school and a tech park. The site is reached by IVC Road and Chapparkallu Road, postcode 562157.

Amenities planned for residents:

  • A pool and a gym
  • A jogging track and a tennis court
  • Gardens, landscaped, and a zone for yoga
  • An amphitheatre and a multipurpose hall
  • Children's play area, with co-working space
  • Round-the-clock CCTV

The township's school, shops and offices are planned for later. They are not part of this phase.

Prices

Entry plans cost about Rs. 13,200 for each sq ft, and the others are priced from Rs. 13,100 up to Rs. 13,600. The final figure moves with tower, floor and facing. Each plan's carpet area is listed with RERA, and the agreement should repeat it.

PlanPrice fromSize, approx.
2 BHKRs. 176 Lakhs1,330 sq ft
2.5 BHKRs. 209 Lakhs1,598 sq ft
3 BHKRs. 255 Lakhs1,896 sq ft
3.5 BHKRs. 306 Lakhs2,250 sq ft

Half-room plans include a study, usable as a guest bedroom or a corner for working from home. The prices above equal Rs. 1.76 Crore to Rs. 3.06 Crore.

What It All Adds Up To

GST of 5% is added to an apartment still under construction. In Karnataka, property over Rs. 45 Lakhs pays 5% stamp duty, 5.6% once cess and surcharge are included, and 2% registration. For the Rs. 1.76 Crore 2 BHK, duty comes to near Rs. 9.86 Lakhs and registration to Rs. 3.52 Lakhs.

The cost sheet also carries the maintenance deposit, advance maintenance and legal fees, plus parking, clubhouse membership, infrastructure charges, a facing charge and floor rise. Once the payment plan and a maintenance estimate are in writing, the EMI calculator can test loan instalments.

Who Might Buy

Owners are likely to be people working in the airport corridor or the tech parks of the north who want a long-term home. Daily travel should fall when the school, shops and offices open. Buyers get a big gated community by a seasoned developer.

A finished home is some years away at this early stage. Those needing a quicker move could consider homes in Yelahanka that are finished or close to it. For less than Rs. 1.76 Crore, other nearby projects fit better.

Reaching the Site

Tharahunise is bracketed by Yelahanka and Devanahalli, with Stonehill International School close. Heading one way, Bellary Road (NH 44) reaches the airport, and the other way it reaches Hebbal and the heart of the city. Nearby workplaces on a large scale are the airport's business parks and KIADB Aerospace Park.

Blue Line metro work is going on beside Bellary Road, with Yelahanka getting stations. Count it as a benefit for later. Yelahanka has established schools, hospitals and shops, and Tharahunise is only starting to grow.

Embassy Group in Brief

Embassy Group is based in Bangalore and dates from 1993. Office parks made its name before it built villas, plotted townships and apartments. Yelahanka, Hebbal and Devanahalli have its projects in the north.

Seven Checks

Everything should be in writing at an early stage:

  • Check that the RERA number and promoter written in the agreement appear on the state portal
  • Obtain the refund and cancellation conditions for the booking amount on paper
  • Request a complete cost sheet covering GST, parking, the clubhouse and deposits
  • Compare the plan's carpet area with the registered number
  • Ask which amenities this phase delivers and which wait for later phases
  • Study the payment schedule and the possession clause in the draft agreement
  • Time the journey to the workplace and to the airport during rush hour

The project's price list can be requested. Completed and under-construction homes nearby make a useful comparison.
