DSR Parkway off Sarjapur Road, Gunjur: Costs, Phases and Paperwork

Few unsold flats are left at DSR Parkway, a DSR Group community off Sarjapur Road, at Carmelaram in Gunjur. Both of its phases are complete, so what remains is offered for immediate occupation. The sections below look at the area, the homes and costs, the RERA numbers and what to verify.
Is It Right for You
People who work in Whitefield or along Sarjapur Road and the Outer Ring Road, and who prefer to shift now, are well served. With 2 BHK flats the only type on offer at present, couples and small families fit best. Inspection of the flat, grounds and clubhouse is possible before paying.
A third bedroom means asking the developer about leftovers or searching resale within the project. Launch-stage pricing with instalment plans is found in later launches on Gunjur Road.
Layout of the Project
About 10.65 acres hold 722 apartments, with open land making up some 80%. From two basements and a ground floor, each building climbs to at most 14 floors. The clubhouse measures 44,000 sq ft and serves the whole community.
Phase 1 occupies roughly 8.8 acres, with towers covering under a fifth. Its 608 homes are two- and three-bedroom flats in two towers, the bigger of which has seven wings. Phase 2 is on about 1.2 acres, with 114 homes in a 1 BHK tower and a 3 BHK tower. Both phases launched in July 2019.
Finding the Project
Sy. No. 98 in Gunjur Village is the plot, and it falls in Varthur Hobli of Bengaluru East Taluk with the postcode 560087. The road between Sarjapur and Gunjur serves it, beside the Mount Carmel Church of Carmelaram. Heading south-west for a short drive leads to Sarjapur Road, while Varthur and Whitefield are north via the Gunjur road.
Nearby you will find:
- Offices: RGA Tech Park, Accenture and PayPal
- Schools: Harvest International and Orchids International
- Hospitals: Manipal, Sparsh and Apollo
- Shopping: Centro Mall
Carmelaram's station, on the railway towards Hosur from Bangalore, is close too. Junctions on Sarjapur Road and the Gunjur road get slow at peak hour. A drive to your office at the usual time is the best test.
Cost and Unit Mix
Rs. 129 Lakhs (Rs. 1.29 Crore) buys the ready 2 BHK of 1,229 sq ft, near Rs. 10,500 a sq ft, with larger 2 BHK flats going up to 1,310 sq ft. The wing, floor and facing decide the exact price.
The RERA registrations list three-bedroom homes at 372, two-bedroom at 280 and one-bedroom at 70. Phase 2's third tower contains all the 1 BHK flats, at about 420 sq ft of carpet. In Phase 1 the carpet area averages 815 sq ft for a 2 BHK and 1,030 sq ft for a 3 BHK.
Open homes and their current prices can be had from the developer. GST does not apply once the occupancy certificate exists.
On a Karnataka home over Rs. 45 Lakhs, stamp duty is 5.6% after cess and surcharge, and registration is 2%. Club membership, parking, deposits and advance maintenance are separate lines on the cost sheet. The EMI calculator estimates loan costs.

- See the occupancy certificate and make sure it covers your phase, tower and wing
- Match the flat number and its carpet area to the correct phase on the state RERA portal
- Check that the e-Khata of the flat is in order, as registration needs it
- Test the water supply, sewage connection and power backup
- Before the final payment, look for seepage and judge the fittings and finish
- Ask what maintenance costs per month and where the owners' association stands
- Collect a cost sheet showing all charges before paying a booking amount
The developer can supply the latest price list. Make a site visit part of the plan.
