Divyasree 77 Place in Yemalur: What Buyers Should Know (October 2026)

Flats at Divyasree 77 Place have been in residents' hands since December 2017, which makes any home on sale now a finished apartment in a living community. Divyasree Developers built it at Kodbisanhalli, in the Yemalur part of eastern Bangalore. What follows covers the likely buyer, the surroundings, pricing and checks before buying.

Who Will Prefer It
A big household, or a family moving on from a flat with three bedrooms, that wants a ready home on the east side of the city fits the profile. The apartments are spacious, residents make daily use of the clubhouse and courts, and the apartment itself, its outlook and the neighbours can be seen first.
Others may find it unsuitable if they prefer something compact or have less to spend. Interiors lived in for years can also need refreshing, so set money aside for renovation.
Neighbourhood
This is the Yemalur belt, with the Outer Ring Road on one side and Old Airport Road on the other. Tech parks on the ring road, Marathahalli and Bellandur are close by, and Old Airport Road goes west toward Indiranagar, Domlur and HAL.
Because the area is long established, Marathahalli already has its schools, hospitals and shopping. The Blue Line metro on the ring road is still being built, so roads handle daily travel, and the junctions at Bellandur and Marathahalli clog at office hours. A test commute is sensible.
Costs Explained
Every flat is a four-bedroom of about 3,731 sq ft. Starting at Rs. 7.3 Crore, the rate works out to roughly Rs. 19,600 per sq ft. The floor, view and block change what is paid. A resale also depends on the interiors and the terms the owner sets.
The campus has WiFi, and the homes feature smart automation and hardwood floors in the main bedrooms. Check with the seller which fittings and appliances go with the flat. Borrowers on a completed apartment pay a full EMI from the start, and the EMI calculator displays it for any amount.
Taxes and Charges
An apartment that is complete and has an occupancy certificate does not attract GST. For homes above Rs. 45 Lakhs, Karnataka stamp duty is 5%, or 5.6% inclusive of cess and surcharge, and registration is 2%. Together they take close to 7.6% of the purchase price.
The association charges a transfer fee on a resale, and an agent, if used, charges brokerage. The buyer withholds TDS at 1% of the sale value for the tax department. At 3,731 sq ft, maintenance each month is substantial, so ask what the rate per sq ft is today.
Amenities
At the centre are a clubhouse and a group of outdoor courts. The courts are for tennis, badminton and basketball, and the clubhouse has a hall for the community and a party area. A swimming pool, a gymnasium, a games room and an activity area are also on site.
A jogging track through gardens, a play area for children, retail spaces (a few) and a cafeteria round out the list, together with rainwater harvesting. Each facility can be viewed in operation on a visit. The upkeep of the pool, the lifts and the common areas is a guide to the association's management.
Divyasree Developers
Office parks and big residential communities are what Divyasree Developers, a Bangalore company, is known for. Around Yemalur its group includes this project, Divyasree 77° East, as well as Divyasree 77 Life.
Verification Before Purchase
A finished project has lost its construction risk, so scrutiny falls on papers and on the state of the home itself. Go through these.
- The sanctioned plan and the occupancy certificate that covers the block.
- The seller's title deed, the earlier deeds and a current Encumbrance Certificate.
- The seller's name on the khata, with property tax receipts paid.
- An association letter stating that maintenance dues are cleared.
- A bank's closure letter, where a loan exists on the home.
- The carpet area as measured on site, set against the deed.
- The state of plumbing, electrical points and flooring, and any seepage.
- Written confirmation of the parking slots allotted.
Have the full set reviewed by a property lawyer ahead of signing the sale agreement. A visit, and details of homes available now, can be arranged on request.
