Disha Symphony Heights off Hennur Road: What Buyers Should Check (October 2026)

Reached from Hennur Road in the north of Bangalore, Kyalasanahalli is the site of Disha Symphony Heights, a fresh launch from Disha Habitat. It consists of one tower with 128 apartments, the great majority large three-bedroom types, and its completion is planned for December 2028. The sections below cover the setting, the unit mix, the registration and what to examine before paying.
Who Might Prefer It
This is a project for people who want generous bedrooms among a small number of neighbours. Because 128 families share a lone block, the residents' association stays small and the shared spaces get lighter use. Smaller 1 BHK and regular 2 BHK plans are missing, so the likely buyer is an end user with deeper pockets.
It also fits professionals employed in North Bangalore's office parks who can wait until late 2028. Those wanting to move sooner can compare finished or almost finished options along Hennur Road.

Registration and Status
Karnataka RERA granted approval on 25 September 2025 under PRM/KA/RERA/1251/446/PR/250925/008120, with Dishahabitat Shelters LLP as the promoter. The project is entered as a new launch, scheduled to begin 1 October 2025 and finish 31 December 2028.
As of October 2026 no complaint is recorded against the registration. The completion date, the promoter name and the quarterly progress reports are public on the portal.
Location and Roads
The land is recorded under survey numbers 76/2 and 77/1 of Kyalasanahalli Village, with pincode 560077 and Bengaluru East Taluk as the taluk, between Byrathi and Kyalasanahalli. On the south an existing road with a width of 12.2 m to 13.6 m runs past the site, and the northern side has a proposed road of 15 m. The area belongs to North Bangalore.
Hennur junction is where Hennur Road meets the Outer Ring Road, and farther on, through Bagalur, the road runs to the airport road. For Manyata Tech Park, the main workplace cluster on this side, residents will need both roads. Work on the Blue Line metro, which follows the Outer Ring Road, is in progress, which leaves roads as the daily option for now.
Roads on the approach get crowded at office hours. Drive the route yourself on a weekday morning to learn what the commute is really like.
Unit Mix and Floor Areas
Most apartments are 3 BHK with three bathrooms, a smaller group are 3.5 BHK, and a lone 2 BHK completes the mix. Seven apartments are served by each core on a typical floor.
| Count | Type | Registered carpet area |
|---|---|---|
| 108 | 3 BHK, three bathrooms | 109.71 sq m, i.e. 1,181 sq ft or thereabouts |
| 19 | 3.5 BHK | 117.84 sq m, i.e. 1,268 sq ft or thereabouts |
| 1 | 2 BHK, two bathrooms | 87.8 sq m, i.e. 945 sq ft or thereabouts |
RERA works with carpet area, the usable floor within the walls. Figures quoted at the sales office are larger since walls, balconies and part of the common areas are counted. Judge projects by carpet area and total price, and get the carpet area of the actual unit on paper.
Open Space and Amenities
Roughly 73% of the land (7,993 sq m in all) stays open, as the tower covers only 2,161 sq m. Shared areas are divided over three levels: ground, podium and rooftop. A landscaped walkway raised above the parking links the principal amenities.
Open plazas, green pockets, club facilities and rooftop leisure spaces appear in the plan. BWSSB is the water supplier, and the building plan received BBMP approval on 1 August 2025. Amenities in a single tower serve 128 families, so the complete list of amenities and the size of the clubhouse should appear in the agreement.
What You Will Pay
The developer can supply the current price list and a cost sheet. The price depends on the floor, the facing and how far construction has gone, so a unit-specific cost sheet is the only dependable number.
Buying an apartment still under construction in Bangalore means GST at 5% of the agreement value, stamp duty (5% over Rs. 45 Lakhs; 5.6% after cess and surcharge) and 2% registration. Extras, where applicable, are advance maintenance, deposits, clubhouse charges, car parking and floor rise.
Use the EMI calculator to see the monthly payment for any budget. Plan for rent and for pre-EMI interest through the wait.
The Builder
Disha Habitat has built homes in Bangalore since 2014. Its finished communities include Disha Park West, Disha Courtyard, Disha Windsor Garden and Disha Central Park. Disha Harmony Gardens in Kyalasanahalli is its current project, three towers with 247 homes, which received RERA registration in January 2025.
As a mid-sized, unlisted developer, it is better judged by what it has delivered. Visit a finished community to see the construction quality, and compare actual handover with the dates promised.
Before You Pay the Booking Amount
Seven checks take care of most of the risk of an under-construction purchase.
- Look up the RERA number given to you, and compare the promoter and completion date on the state portal.
- Ask in writing for the carpet area of the unit, then compare it with the registered number.
- Insist on a cost sheet itemising each deposit, tax and charge.
- Pay only into the RERA project account that the agreement names.
- Read the latest quarterly update alongside the work visible at the site.
- Ask what monthly maintenance per sq ft to expect.
- Get a lawyer to scrutinise the draft sale agreement and the title papers.
All of this fits into a few days. After a site visit, collect floor plans and the price list before deciding.
