Disha Solaris, Gottigere: RERA Record, Sizes and Checks (October 2026)

Disha Solaris is a Gottigere project in the south of Bangalore, developed by Disha Loharuka Infra Projects, which is a partnership. Its registered plan has 301 apartments, either 2 or 3 BHK, in a pair of tower blocks. What follows covers the neighbourhood, the unit sizes, the RERA history and the papers to examine before paying.
RERA Entries and the Completion Record
Karnataka RERA registered the project as "Solaris" on 15 October 2017, under PRM/KA/RERA/1251/310/PR/171015/000883. Work started on 24 April 2016, after BBMP approved the plan. Completion was first set for 31 December 2022, and the Covid extension shifted it to 30 September 2023.
Labour shortage was the reason for the second extension, sanctioned on 12 September 2023, which made 30 September 2024 the last registered date. That date is over, so in October 2026 the occupancy certificate is the first document to request. The portal run by Karnataka RERA displays the registration and its latest status.
Plot, Blocks and Unit Mix
The site covers 15,330 sq m, or roughly 3.79 acres, on Sy. Nos. 25/1, 24 and 26 in Uttarahalli Hobli, Bengaluru 560083. Blocks A and B together contain 151 homes; blocks C and D contain 150. Under the 19 registered floors in every block are a stilt level and a basement.
Apartments with three bedrooms number 171, and those with two bedrooms number 130. The larger type has a carpet area of about 966 to 1,096 sq ft, while the smaller type spans 682 to 797 sq ft. Price sheets use saleable area, which is bigger because wall thickness, balconies and part of the shared areas are included.
Registered parking is 190 spaces per block, with a further 115 registered for sale, all on the basement and stilt levels. The agreement should name the bay that goes with the home, by level and number.
Sanctioned height is 19 floors in both towers, and the registration refers to a proposal for 23. A buyer on a higher floor should confirm the floor exists in the sanctioned plan, and that the occupancy certificate extends to it.
Both blocks share the registered amenities. These are a gym, swimming pool, clubhouse and community hall, sports areas indoors and outdoors, and parks with tree planting. Gas supply, power backup and CCTV surveillance complete the list.
Buyer Profile
The location helps those whose offices are on Bannerghatta Road, in JP Nagar, or in Electronic City via the NICE Road. A 2 or 3 BHK of this size works for a first purchase or a move up from a smaller flat, and a tall block beside a main road gives open views from higher up.
Anyone wanting a low-rise setting, or a quiet street, will prefer another project. Bannerghatta Main Road is busy, and a flat facing it hears the traffic, which is why facing and floor deserve attention.
Connectivity
The project is on Bannerghatta Main Road at Gottigere, beside the junction with the NICE Road. In one direction the road reaches the city via Arekere, Hulimavu and JP Nagar, and in the other it runs to Bannerghatta National Park. From the junction, the NICE Road leads to Electronic City, and also to Kanakapura Road, as well as Mysore Road.
On Namma Metro, the Pink Line terminates in the south at Kalena Agrahara, along this part of Bannerghatta Road. The section as far as Tavarekere, already built and elevated, was pending safety inspection in early October 2026. Underground construction toward Nagawara is in progress.
Supermarkets, schools and hospitals can be found between Gottigere and Hulimavu. For the wider corridor and projects nearby, read the page on Bannerghatta Road as a locality. The peak-hour drive to the office tells most about the commute.
Cost Considerations
The price sheet changes with block, floor and facing, so request the current one. GST is charged on a home booked ahead of the occupancy certificate, but not on one sold once it is issued. Resale prices are the existing owner's call.
Karnataka applies stamp duty of 5% above Rs. 45 Lakhs, equal to 5.6% once cess and surcharge are added, together with 2% registration. The EMI calculator shows what any price means in monthly instalments and in cash needed upfront. Plan also for the following.
- Deposit for maintenance, with advance maintenance, at handover
- Electricity, water and khata charges
- Another car parking space, if required
- Modular fittings and interior work
What to Verify
For a project beyond its registered date, completion papers carry the decision. Take these steps first.
- Get hold of the occupancy certificate and read whether it includes the block and floor in question.
- Check that the carpet area and unit number in the agreement match the RERA record.
- Establish whether the floor is in the sanctioned plan, notably above the 19th.
- Check the block's khata, along with its water and power connections.
- Speak with residents about lifts, water and maintenance.
- Before any advance, let a bank confirm the loan and a property lawyer go through the title documents.
Notes made at each step keep the process tidy for buyer and bank. Visit the site, and compare similar homes along Bannerghatta Road before booking.
