Daintree by Mana Phase 2 (Natura Daintree II), Sarjapur: Buyer's Guide
At Volagerikallahalli, near East Bangalore's Sarjapur town, Mana Projects is building Daintree by Mana in stages. Natura Daintree II, the subject of this note, is the second of them and consists of 55 villas in rows, each with four bedrooms. What follows covers the surroundings, the houses, the RERA entries, the schedule and what to verify first.
RERA Entries and Construction Progress
Karnataka RERA issued PRM/KA/RERA/1251/308/PR/151222/005516 on 15 December 2022. BSR Projects is the named promoter, although sales and branding appear as Daintree by Mana. Completion is registered for 2 January 2027, which anyone can check on the portal.
The Anekal planning authority sanctioned the layout in April 2021, and building work started in January 2022. Because completion is close, visiting the site shows what has been done in the block that interests you. Find out when that block is expected to receive its occupancy certificate.
Land and Layout in Numbers
The land, at Survey No. 129/2 in Volagerikallahalli Village (Anekal Taluk, Sarjapura Hobli, pincode 562125), measures 3 acres 24 guntas, roughly 3.6 acres. Seven blocks of ground plus two floors hold the 55 villas, and every one is a 4 BHK.
Blocks hold five to ten villas apiece, and covered parking is provided for each villa. RERA carpet areas come in six sizes, with the smallest near 1,960 sq ft and the largest near 2,200 sq ft.
Climate and Common Facilities
Roughly 53% of the plot stays open. Houses face the sun and the breeze in a planned way, with ventilators on the roof turned by the wind and roof tiles that insulate against heat. Rain that lands on roofs and paths is collected, treated and put back to use.
Facilities across the wider community begin with a swimming pool and yoga deck. They continue with squash, badminton and pickleball courts, a multipurpose court and golf putting green, plus an outdoor reading pod and a play area for children.
How Daintree Has Been Phased
Each phase is registered on its own. Phase one comprised 48 villa plots across 5 acres and 18 guntas, and Natura Daintree II was added with 55 row villas in December 2022.
The registration for Mana Daintree Phase 3 came in September 2024, covering 27 villa plots with completion on 28 February 2027. All phases combined, the community is meant to exceed 150 villas, spread over 20 acres. As the RERA number and the handover date of a villa follow its phase, confirm the phase before paying anything.
Who Will Like It
Gated living in a four-bedroom house suits families who work on the Sarjapur side. A short wait and a modest total of 55 homes add to the appeal. People who commute to the airport or the centre of the city every day should test the drive first.
Row villas have common side walls. Choose a bigger plot if a fully detached home matters to you.
Roads, Schools and Hospitals
The village falls under Sarjapura Hobli at the far end of Sarjapura Road, with Sarjapur town close. North-west along that road is the Outer Ring Road. The International School of Management Excellence is the nearest school at 2.5 km, followed by Sri Ram Public School at 3.9 km.
Healthcare and shopping are reachable too: D Mart in Sarjapura at 4.3 km, Spandana Hospital at 4.2 km and Centro Mall at 5.1 km. Farther out, 8.6 km separates the site from the Wipro campus, 9.5 km from Sparsh Hospital and 10 km from RGA Tech Park.
A Red Line along Sarjapura Road, linking Sarjapur and Hebbal, is planned under Namma Metro Phase 3A. Residents use the road until then, and it crawls at rush hour.
Costs to Plan For
Pricing across the Daintree community starts at Rs. 3.5 Crore per villa. Which villa you take, in which block and where in the layout, decides the final price, so ask for the available units and their prices in this phase.
Registration costs 2%. Stamp duty is 5% before cess and surcharge, 5.6% in all for a home priced over Rs. 45 Lakhs, and GST applies if the home is sold ahead of its occupancy certificate. Clubhouse charges, the maintenance deposit and interiors for a three-floor house raise the total.

The developer, Mana Projects, operates from Kadubeesanahalli, by the Outer Ring Road in Bangalore. Along Sarjapura Road it has built most of its projects, which include apartments and villa communities. Its villa community around Sarjapur is Daintree.
What to Verify Before Booking
Phased villa communities need extra scrutiny. These are the points to cover.

- Confirm which promoter appears on the receipts and sale agreement
- Ask in writing for the built-up area, carpet area and plot share
- Enquire about water, since the registration gives borewells as the source
- Learn which amenities are finished and which are tied to later phases
- Look at when possession is due and how delay is compensated
- Drive the commute at peak hours
