Concorde Sienna in Kannuru: Prices, RERA and Checks (October 2026)

Concorde Sienna is a fresh apartment launch by Concorde Group at Kannuru, beside Hennur Main Road in the north of Bangalore. This note takes a prospective buyer through the surroundings, floor plans and costs, the RERA filing, construction progress and what to double-check first.

Quick Facts About the Tower

All 260 apartments are housed in one block on a plot of 3 acres. The structure has two basements, a ground floor and 28 more storeys, ending at 91.5 m. Eight homes are planned at ground level, with nine on the typical floor.

Early in 2026 the scheme surfaced as an unnamed Concorde launch along this road. Its Karnataka RERA registration in June 2026 introduced the name Concorde Sienna. Any pre-launch brochure therefore describes the very same land and building.

Buyer Profile

Couples and families whose jobs are in Manyata Tech Park, along Hennur Road or near the airport are the natural audience. Residents who enjoy upper-floor views and a close-knit community, as opposed to a sprawling multi-block campus, will like it. Possession is distant, since July 2031 is the proposed completion.

Choice is wider among completed or nearly completed schemes on Hennur Road for a household needing a home within a couple of years. Being one tower, it follows a single construction timetable and has no older phase beside it to inspect.

Address and Surroundings

The land is recorded under Sy. Nos. 110/2, 108/3, 108/2 and 108/1, in Bengaluru East Taluk (Bidarahalli Hobli, Kannur Village). Hennur Main Road forms the eastern boundary, and Kannur Lake faces the western one. Hennur Cross is south on that road, followed by the Outer Ring Road, while its northern end reaches Bagalur and the airport.

The airport (Kempegowda International) is 21 km away, Bangalore City railway station 23 km and MG Road 16 km. Nearer the site are United International School at 500 m, XLR8 Sports Arena at 2 km and Elements Mall at 7 km, while Manyata Tech Park is about 8 km off.

Congestion builds in the Hebbal direction and on the ring road at rush hour. Try your own commute on a weekday at dawn and again at dusk before committing. Electronic City, Sarjapur Road and Whitefield mean a long journey from this side.

What the Homes Cost

A 1,200 sq ft 2 BHK opens the range at Rs. 1.26 Crore, while the biggest 3 BHK costs Rs. 1.96 Crore. The opening rate works to roughly Rs. 10,500 for every sq ft.

The two-bathroom 3 BHK of 1,552 sq ft begins at Rs. 1.63 Crore. The three-bathroom 3 BHK comes in 1,870 sq ft (from Rs. 1.96 Crore), 1,687 sq ft (from Rs. 1.77 Crore) and 1,680 sq ft (from Rs. 1.76 Crore).

RERA divides the 260 homes thus: 58 with two bedrooms, 58 with two and a half, 144 with three. On a standard floor, carpet areas run between about 787 sq ft (2 BHK) and about 1,185 sq ft (biggest 3 BHK). Sale agreements are written on carpet area, so use that to compare projects.

An under-construction home attracts 5% GST. In Karnataka, homes priced over Rs. 45 Lakhs also pay stamp duty at 5.6% including cess and surcharge, along with a 2% registration fee. Tall towers add floor-rise charges, so get a cost sheet for the particular floor, then test the monthly outgo in the EMI calculator.

Site Plan and Common Areas

Only 13% of the land carries the building, so most of it stays open for landscaping, driveways and play spaces. Parking totals 286 spaces, made up of 268 covered bays in the basements and 18 open ones. Club Evolve is a clubhouse of 10,000 sq ft. The rest of the amenity list covers a gymnasium, swimming pool, barbecue corner, kids' play zone, business lounge, seating gallery, reception with lounge and multipurpose hall.

Approvals and Construction Status

Registration PRM/KA/RERA/1251/446/PR/220626/008740 is dated 22 June 2026. Concorde Housing Corporation Pvt Ltd owns the land and is the promoter. The Bangalore Development Authority passed the building plan, dated 24 April 2026, and the account receiving buyer payments is with HDFC Bank.

Construction was set to start 1 July 2026, with 27 July 2031 as the completion date given to RERA. The quarterly update dated 15 July 2026 showed earthwork just starting and all 260 homes available. Subsequent updates should list floors finished and homes sold.

The Developer

Concorde Group has 35 projects in Bangalore, residential and commercial, with a combined 27 million sq ft developed. Pre-Booking Checklist

A 2031 handover calls for careful reading. The points below matter most.

• Cross-check RERA number, completion date, carpet area and unit number against the state's RERA portal
• Seek the sanctioned plan and learn how many lifts serve the nine homes on a floor
• Get an itemised cost sheet for your floor: floor rise, club, parking and deposits
• Read the clause on delays and the schedule of payments in the agreement
• Ask about drainage toward Kannur Lake and the margin left at the lake edge
• Test the peak-hour drive between Hennur Main Road and your office
