Concorde Auriga near KR Puram: A Buyer's Guide to the Completed Towers (October 2026)

For buyers who want a home they can occupy today in East Bangalore, Concorde Auriga is worth a look. Concorde Group built it at Medahalli, along Old Madras Road not far from KR Puram, and its occupancy certificate came on 23 December 2025. The sections below cover timeline, costs, towers, location and diligence.
Timeline From Registration to Occupancy
Concorde Housing Corporation Pvt Ltd is the promoter of record, and the registration number PRM/KA/RERA/1251/446/PR/190704/002647 dates from 4 July 2019. BBMP had approved the plan when construction started on 1 September 2019.
At first the project was due on 30 September 2024. The Covid extension changed that to 30 June 2025, and in July 2025 the date moved once more, to 30 June 2026, with the certificate yet to arrive.
The certificate followed on 23 December 2025. A January 2026 report put every tower at 100%, with 77 homes unsold and 424 sold. The registration and completion record can be verified through the state RERA portal.
Project Particulars
Three high-rise towers share a compact site. The registered land is 17,213 sq m, around 4.25 acres, although it is advertised as five acres. A has 23 floors, B has 27 and C has 28, over two basements.
Medihalli Village in Bidarahalli Hobli, Bengaluru East Taluk (pin 560049), is the address on record, and the survey numbers are 35, 34/1 and 31/2B. Marketing is by Concorde Group, and the clubhouse measures 15,630 sq ft.
Apartment Sizes and Parking
The 501 apartments include 263 of 2 BHK and 238 of 3 BHK. Carpet area is 548-779 sq ft for the 2 BHK and between 896 and 1,215 sq ft for the 3 BHK, spread over 141 homes in Tower A, 187 in Tower B and 173 in Tower C. Price sheets work from saleable area, which is larger because it includes wall thickness, balconies and a share of the shared areas.
Roughly 12% of the land is covered by buildings, and about 80% stays open as registered. Parking is on the two basement levels: one space per home is registered, and 51 additional spaces are on offer. Get any second car space agreed in writing first.
Registered Amenities
The 15,630 sq ft clubhouse and the grounds among the towers are the core of the amenity plan.
- Clubhouse with a gym and indoor sports
- A swimming pool
- Parks, an outdoor sports area and planted trees
- Rainwater harvesting and solid waste management
- Surveillance by CCTV, along with power backup
Money Matters
The tower, floor and facing change the price, which is why the latest price sheet is what to request. With the occupancy certificate in place, a developer's sale attracts no GST, which saves money against booking during construction. Existing owners price their own resales.
Karnataka stamp duty above Rs. 45 Lakhs is 5%, or 5.6% after cess and surcharge are included, and registration costs 2%. Use the EMI calculator to see the monthly instalment and upfront cash at a given price. Further costs to plan for:
- Maintenance deposit, and maintenance in advance, due at handover
- Connection charges for khata, electricity and water
- Another parking space where one is needed
- Interior work and modular fittings
Neighbourhood and Roads
The project is on Old Madras Road, which leads east from KR Puram to Hoskote. Whitefield is reached by the Kadugodi side, the Outer Ring Road meets the road at KR Puram, and the turn to Devanahalli and the airport is at Budigere Cross, further east.
The Purple Line of the Namma Metro network goes via KR Puram towards Whitefield, while trains to the city and to Chennai stop at KR Puram railway station. Shops, schools and hospitals stretch along the highway and the neighbourhoods behind it. The Old Madras Road locality guide has more on the corridor.
At peak hours the KR Puram junction is crowded and slow. Try the office run in the morning and evening before making up your mind.
Who Will Like It
Those employed in KR Puram, in Whitefield, or in the industrial belt on Old Madras Road are the natural audience. Compact and mid-sized homes keep budgets below those of large-format towers nearer the Outer Ring Road, and a ready building means moving in soon.
Anyone wanting a low-rise society or a garden home may be disappointed. The project is dense, since 501 homes share roughly 4.25 acres and towers go up to 28 floors. Check lifts, gate and road at peak hour.
Developer Note
Concorde Group builds villas, apartments and plotted communities in Bangalore, and the promoter registered for the project operates from JP Nagar. For other homes in the east, look around KR Puram.
Diligence Checklist
A finished project is judged by its papers and by what you see yourself. Start with these steps:
- Check that the occupancy certificate lists the tower and floor concerned
- Match what the sale agreement says about unit and carpet area to the RERA entry
- Get the parking allotment confirmed in writing, naming level and bay
- Look into the tower's khata status, and its supply of water and power
- Have a property lawyer read the sanctioned plan along with the ownership papers
- See the particular home yourself for its view, light and finish
Keeping notes on each step helps when the bank asks questions. Time spent on a site visit, and on seeing other homes nearby, is worth it before booking.
