Merusri Canaan, Devanahalli: A Plot Buyer's Guide to Both Phases (October 2026)

Devanahalli buyers who want a small plot beside an established township have a choice in Classic Merusri Canaan, a gated scheme next to Brigade Orchards. Merusri Developers holds the second phase, and its December 2025 RERA entry covers 66 residential sites of near 1,200 sq ft. This write-up covers costs, geography, layout and the checks that matter.
Cost Beyond the Plot Price
The developer hands out a plot-by-plot price list on request, with rates changing by facing, road width and corner position. Ask for the latest list and which plots are open, then budget for the following:
- Stamp duty, 5% for plots over Rs. 45 Lakhs and 5.6% once cess and surcharge are added
- Registration, at 2%
- Extra for corner and facing plots, plus club or infrastructure charges
- Khata transfer and the maintenance deposit
GST is not levied, as developed plots are sold as land. Banks can lend against plots that carry RERA registration in approved layouts, generally covering less of the price than loans for flats. Our EMI calculator gives monthly instalments for any loan size.
Plot Shapes and Land Use
Every plot in the second phase is compact, close to 1,200 sq ft. The 19 regular sites are 30 by 40 feet (roughly 9.14 metres by 12.19 metres), and the 47 odd-shaped plots share 5,359 sq m between them, which comes to roughly 1,230 sq ft apiece.
Plots use 7,476 sq m, roads take 6,489 sq m and a park of 72 sq m completes the plan, which puts the plots at around 53% of the land and roads at around 46%. Odd-shaped plots shrink or reshape the buildable area after setbacks. Examine the sketch of the exact plot, noting road width and facing.
Amenities Promised and Planned
Marketing lists a pool, gym and banquet hall, then courts for squash and badminton, jogging tracks, a park and an area for yoga and meditation. The approved Phase II layout plan reserves only a small park. Buyers need to ask where each facility goes, who owns it, and if owners may use it freely or only after paying for membership.
Where It Is
Its postal home is Bychapura, a village of Devanahalli Taluk in Kasaba Hobli, Bengaluru Rural (pin 562110), and the land is made up of survey numbers 109, 114 and the 69/2, 69/3 and 69/4 group. Visitors enter through the township's main road, east of Devanahalli town.
- School for Global Minds is 1.2 km off
- The station at Devanahalli, for rail, is 4.8 km off
- The airport named for Kempegowda is 13.6 km off
- Doddajala, a station planned on the Blue Line, is 11.4 km off
The Blue Line of the Namma network is being built from KR Puram towards the airport, and it does not yet carry passengers. Most local jobs come from the aerospace and technology parks of KIADB near the airport. The Devanahalli locality page has notes on the town, roads and water supply.
Is It for You?
People planning a house of their own near the airport, on a small plot, get what they want. A layout this size has one gate and few neighbours, and next door the township's homes, school and shops already work. It suits owners content to keep land several years before construction.
Those wanting a completed home soon face a long timeline, with Phase II registered to finish in late 2030. Land pays no rent until built upon, and a house is a second budget.
Two Registered Projects
Canaan appears in the RERA records as two projects on neighbouring land. Details differ for each, so the first job is to identify the phase of a plot.
- First phase, Classic Canaan: the promoter is Total Green Homes LLP, and the village is Rayasandra
- Its survey numbers run from 34/3 up to 34/7, covering 33 plots on 12,140 sq m (around 3 acres)
- Completion was registered for 31 March 2024, under number PRM/KA/RERA/1250/303/PR/220726/005101
- Second phase: the promoter is Merusri Developers, and the village is Bychapura, with 66 plots on 14,037 sq m (around 3.47 acres)
- Handover is due by 31 December 2030, under number PRM/KA/RERA/1250/303/PR/041225/008306
Between them the phases hold 99 plots across a combined 6.5 acres. An advertised count of 60 plots, or an area of 7.5 acres, matches neither record. The booking form should carry the plot number, phase and survey number.
RERA Progress
The second phase won RERA approval on 4 December 2025, and the layout plan had been cleared on 2 September 2025 by the Bangalore International Airport Area Planning Authority. Building began on 1 September 2025; the end date on record is 31 December 2030.
In the quarterly update of July 2026, development work was at 62%. The promoter declares that the land carries no litigation. Since land owners with a share are named too, either the owner, the developer or both may sign the sale deed.
The Developer
Merusri Developers, founded in 2014, develops villas and plotted layouts, mostly near Devanahalli. Its past RERA-registered projects are Merusri Swamy Orchards, Merusri Serene and Merusri Sunlit Grove. Seeing one in person indicates how streets, drains and lighting are handed over.
What to Check First
Buying land depends on title and layout approval, so begin with these:
- Confirm that both the plot and its survey number belong to the phase and registration you expect
- Obtain the approved layout plan with the release order for plots
- Ask a property lawyer to read the land conversion order alongside the title deeds and the encumbrance certificate
- Establish who the signatory of the deed is, and read the arrangement between land owners and developer
- Have amenities, handover timing and maintenance terms put in writing
- Walk the plot to see the drains, roads and boundary lines
Viewing another layout the same day makes road widths and plot shapes easy to compare. It also shows what other developers hand over in the area.
