Century Kindle, Attur Lake: Price List, Carpet Areas and RERA Registration

New homes beside a lake are the main attraction of Century Kindle, which Century Real Estate is launching at Attur in Yelahanka. Phase 1 has 458 apartments, and a 2 BHK is priced from Rs. 121 Lakhs. This guide goes through registration, costs, plan sizes, location, amenities and the checks worth making before booking.
Registration and Progress
On 20 March 2026 Phase 1 received RERA registration number PRM/KA/RERA/1251/309/PR/200326/008542. Both towers and every one of the 458 homes fall under it. The promoter, Hebbal Properties Private Limited, shares directors with Century Real Estate Holdings.
The BBMP sanction for the building plan is dated 29 January 2026, and buyers pay into a designated Axis Bank account. Site work started in March 2026. The 14 July 2026 filing records 8% done, mainly earthwork and first footings, and 14 March 2031 is the completion date proposed.
The Layout of the Township
A wider scheme of 15.7 acres is planned, centred on open land and children's play spaces. Phase 1 is a part of it, measuring 18,843 sq m or 4.66 acres. It consists of a pair of towers, each with 19 floors over a ground floor and two basement levels.
Some buyers will have come across the name Century Attur, which echoes the village and its lake. That was a pre-launch label, and Century Kindle is what the registration, plan sanction and price list use.
Prices and Payment Stages
Prices begin at Rs. 121 Lakhs for a 2 BHK, Rs. 180 Lakhs for a 3 BHK and Rs. 250 Lakhs for a 4 BHK. Spread over carpet area, the entry 2 BHK costs near Rs. 16,700 per sq ft, and tower, floor, facing and size each move the rate.
Instalments follow construction. About 20% is paid inside 45 days from booking, further sums are linked to the foundation, plinth, slabs, plastering, floor finishes and lifts, and the last 5% waits for registration.
The apartment price is not the whole bill. Plan for the following as well.
- Advance maintenance and a corpus for maintenance, both levied per sq ft
- Clubhouse membership, legal costs and utility charges
- Development charges and BESCOM and BWSSB deposits
- Fees for a covered car park
- Extra for a higher floor, a corner position or a preferred spot, if applicable
- 5% GST, which applies to the apartment
- For a Karnataka home costing over Rs. 45 Lakhs, 5% stamp duty with cess and surcharge added (5.6% overall), and a 2% registration fee
The maintenance rate and corpus are still being settled by the developer, and they will be shared here once officially released. Lenders and buyers both get a firm basis for planning from a cost sheet for the actual unit.
Home Types and Carpet Areas
Choices are two-, three- and four-bedroom homes, with more than one plan for each type. Registered carpet area begins at 723 sq ft in a 2 BHK and runs through to 1,873 sq ft in a 4 BHK, and smaller homes make up most of the count.
- 224 two-bedroom homes of 723 up to 803 sq ft, plus balconies between roughly 72 and 76 sq ft
- 222 three-bedroom homes of 931 up to 1,124 sq ft, plus balconies between roughly 83 and 164 sq ft
- 12 four-bedroom homes high in the towers, of 1,566 up to 1,873 sq ft, plus balconies between roughly 158 and 417 sq ft
Brochure numbers often use super built-up area, which is larger. Carpet area is the floor actually usable within the walls, and it is the figure to line up against rival projects.
Whom It Is Built For
Facilities are zoned by age, so families with children are the main audience. Younger children have a creche, and teenagers and adults have courts and a pool. Two- and three-bedroom plans are affordable for salaried households in the northern suburbs.
Possession is due in March 2031, which calls for patience. A quicker move points to finished homes in other parts of Yelahanka.
Surroundings and Distances
Ananthapura Main Road is nearby, and the project faces the 80 ft lakeside road, the only strip between its edge and the water. Next to the project is Ramanashree California Resort, and eastward is Yelahanka New Town. The land is in the Bengaluru North Taluk village of Attur, in Yelahanka Hobli (pin code 560064), and spans survey numbers 78, 79, 80/2, 80/1 and 77/2.
From the airport side inward, Kempegowda International Airport is some 25 km away via NH 44, and KIADB Aerospace Park is roughly 15 km. A cluster of the Philips Innovation Campus and Manyata Tech Park is about 12 km off. Going south, the Outer Ring Road junction at the Hebbal flyover is about 11 km, and by road Yelahanka Junction station is about 4 km. The usual approach is Doddaballapur Main Road, only about 2 km from the gate.
The Blue Line metro running from Hebbal to the airport is under construction, and Yelahanka is planned as one of its stations. A suburban rail line through the town is also being built. For schools and roads, read the Yelahanka locality page.
Leisure Zones Around the Clubhouse
Big Play is for children up to five, and it offers a creche and jungle gym, plus an art corner and a maze garden. Endless Explore, for ages five to twelve, is where the kids' library, stargazing deck, skating rink, climbing wall, children's pool and cycle track are found.
Tinsel Trails is for teenagers and adults. Its features include the main pool, a studio for yoga and Zumba, courts for tennis, pickleball, badminton and squash, and a gaming room. Also planned are indoor and outdoor gyms, a cricket area and a cafe. Basement parking leaves over four-fifths of Phase 1 free as open space.
Developer Background
Dayananda Pai, together with Satish Pai, set up Century Real Estate in 1973. Recent work has been concentrated in North Bangalore, from Century Ethos along Bellary Road to Century Horizon in Jakkur. Another launch heading the same way is Century Bliss (Doddaballapura Road).
Before Making a Payment
With handover years away, paperwork at the start deserves care. These checks come first.
- Match the RERA number, number of homes and completion date against the Karnataka RERA portal.
- Have the unit's floor, lake view and carpet area confirmed in writing.
- Obtain a cost sheet showing all the charges listed earlier and the payment schedule.
- Study how the agreement for sale deals with delay before the first major payment.
- Transfer money solely to the RERA project account that the agreement names.
- Visit the lakeside after a downpour to see how water drains from the road and the site.
Our team can send current prices and a list of the homes still available in each tower. A note kept for each check makes later dealings with a bank easier.
