Century Ethos Near Hebbal: Ready Large Flats, RERA Files and Costs
Ready-to-occupy flats of this size are rare around the airport corridor, and Century Ethos offers exactly that. Century Real Estate completed four towers on a 7.3-acre site close to Hebbal, with entry pricing of Rs. 4.1 Crore. Read on for the plan sizes, running costs, two regulatory files and a short inspection routine.
Who this project is meant for
The smallest flat is 2,850 sq ft, so the project attracts households that have outgrown a normal 3 BHK. Many are moving out of a smaller flat or an independent house they plan to sell. Senior professionals working at Manyata Tech Park and the offices around it are a common profile.
A modest 2 BHK or a limit of Rs. 3 Crore points to other North Bangalore projects. Maintenance follows flat size, which pushes monthly dues above those of an ordinary apartment complex.
Towers and floor plans
The 333 apartments are split between Xenon, Argon, Chrome and Bronze, each tower between 20 and 21 storeys tall with two basement floors beneath. Argon and Bronze pack six three-bedroom homes onto every floor. Chrome and Xenon keep to two homes per floor, Chrome with both three and four bedrooms and Xenon with four bedrooms only.
Among three-bedroom homes the sizes are 3,125, 3,075 and the 2,850 sq ft plan, and the only four-bedroom home is 4,235 sq ft. All of these are measured as super built-up. Carpet area for the three-bedroom homes ranges from roughly 2,050 up to 2,290 square feet, and since the sale agreement quotes carpet area, use it when comparing with other projects.
Only about a fifth of the land carries buildings. Residents park in the basements, and the agreement allots two spaces to each flat.
The clubhouse
A clubhouse of 50,000 sq ft is unusual for 333 homes. The facilities fall into a few groups, described below.
- Swimming: a pool with a deck outside, a heated one inside and a shallow pool for kids
- Health: a gym, a yoga and aerobics studio, steam and sauna rooms
- Courts: squash, plus basketball on half a court and one more multipurpose court
- Events: two amphitheatres, the party lawn, the banquet hall and a cafe
- Business: co-working seats, a conference room and a business centre
- Everyday: guest suites, a creche, a kids' play zone and a store for essentials
Pricing and what comes on top
Developer inventory starts at Rs. 4.1 Crore. Every 2,850 sq ft flat has already been sold by the builder, so one of them must be bought from a present owner at a negotiated price. Stock that remains covers the 4,235, 3,125 and 3,075 sq ft plans.
Karnataka levies stamp duty of 5% on a flat priced over Rs. 45 Lakhs, which rises to 5.6% after cess and surcharge, along with a 2% registration fee. For Rs. 4.1 Crore the total is near Rs. 31 Lakhs. The EMI calculator estimates the monthly instalment and cash upfront for any price.
Plan for some further outgo as well.
- Deposit and advance maintenance, payable when possession is handed over
- Khata transfer and new water and electricity connections
- A substantial interior budget given the sheer size of the rooms
- Resale flats also carry a membership fee payable to the residents' body
Regulatory files
The main file, PRM/KA/RERA/1251/309/PR/171014/000283, was registered on 14 October 2017, though site work had started on 18 January 2016, well before that. The first deadline was 31 December 2020, and after two extensions the last one is 30 September 2022.
The share belonging to the land owner has a second file, named Century Ethos (Sheltors Share) under reference PRM/KA/RERA/1251/309/PR/201001/003627. The promoter there is Century Sheltors Developers Private Limited, 136 homes are counted over Chrome, Bronze and Argon, and the closing date is 30 June 2022.
Ask the seller which file applies. The agreement has to repeat that file's number along with the seller's name, and the state regulator's portal permits a quick cross-check.
Where it is and how far things are
The project fronts NH 44 at the Sahakar Nagar Cross junction of Byatarayanapura, Bengaluru 560092. Revenue papers put the land in Amruthahalli of Yelahanka Hobli. Kempegowda International Airport is a 27-minute drive.
Brigade Magnum, an office park, is two minutes away, and Esteem Mall is four. The Hebbal flyover connects to the city centre and the Outer Ring Road. Opposite the gate, Sahakara Nagar handles routine shopping, medical visits and meals out.
The Blue Line metro through Hebbal to the airport has not opened. Until it does, office travel means a car or cab, so try a rush-hour drive first.

A routine for the site visit
Since the buildings are finished, the focus moves to paperwork and a personal inspection. Work through these points in order.
- Request the occupancy certificate and check that it covers the relevant floor.
- See that the seller, unit and carpet area on the agreement match the regulator's file.
- Study what the agreement says on parking and land share.
- Obtain the khata, a recent tax payment receipt and the dues statement.
- Pay a property lawyer to review the title and the approved plan.
- Go inside the very flat on offer and look at light, outlook and finish.
