Century Astoria at Jakkur: Large Pre-Launch Homes, RERA Details and Booking Checks
Pre-launch bookings are open at Century Astoria, where Century Real Estate is putting up five towers of large apartments on Bellary Road, Jakkur. It is phase one of a mixed-use scheme being shaped near the airport corridor of North Bangalore. Below are the facts on pricing, registration, facilities, progress to date and the questions to ask before paying.
Registration Facts
The Karnataka RERA number is PRM/KA/RERA/1251/309/PR/160526/008662, dated 16 May 2026. The promoter is Realkraft Ventures LLP, the BBMP sanction is dated 31 December 2025, and an ICICI Bank account is designated for collections.
Together the five towers contain 334 apartments across 6.07 acres or so, which is 24,585 sq m. Towers of 15 upper floors number two and towers of 16 number three, each over a double basement, with heights between 50.85 m and 54 m.
Why the Names Differ
Earlier promotion carried the labels Codename Blue Moon as well as Century Immencity. The registration and the sanctioned plan say Century Astoria, so every agreement should too. Immencity refers to the whole destination, planned across 50 acres plus, with homes alongside dining, retail and community areas.
Whom It Suits
Entry prices of Rs. 4.25 Crore place this project with established families on high incomes. Likely buyers include executives employed at business parks in the north and people who fly regularly, since Bellary Road links the airport with Manyata Tech Park and Hebbal.
With handover due in February 2031, buyers must be prepared to wait more than four years. A quicker move is possible only with finished homes near Jakkur and Yelahanka.
Home Types, Prices and Extra Charges
Marketing refers to 3 and 3.5 bedroom residences. The mix across the 334 homes is more detailed in the registration.

GST at 5% applies while a home is under construction. Property in Karnataka above Rs. 45 Lakhs carries 5.6% stamp duty including cess and surcharge, and 2% registration. Cost sheets then tend to add clubhouse membership, parking, utility deposits and a corpus for maintenance.
Facilities Planned
Amenities are arranged across two levels. A community lawn at ground level ties together outdoor fitness, children's play, an open-air theatre, a pool and pickleball, tennis and basketball courts. The larger destination brings dining spaces and reading gardens.
Open ground covers 18,869 sq m and the towers take up 5,715 sq m, so roughly 77% of the registered land is open. A clubhouse of 40,000 sq ft adds indoor facilities.

Site and Surroundings
Century Astoria has its frontage on the Jakkur section of Bellary Road, between Hebbal and Yelahanka. Registered details name the Bengaluru North Taluk village of Shivanahalli, 560064, with eight survey numbers: 41/1C, 41/1A, 41/3, 40, 44/1, 42/5, 43/3 and 43/2. The area offers a good spread of workplaces, schools and care.

Progress on Site
Work began on 1 February 2026, and completion is registered for 12 February 2031. The 13 July 2026 quarterly update showed 2% progress. The same update reports a miscellaneous first appeal pending at the High Court of Karnataka (MFA 3614-3615 of 2025), against which neither a stay nor an injunction is recorded.
The Developer
Century Real Estate came about in 1973, set up by Dayananda Pai with Satish Pai. Jakkur is a strong market for the company, which has built Century Novus and Century Horizon there. Its current list also has Century Kindle (Yelahanka) and Century Mirai (Marathahalli).
What to Do Before Booking
A pre-launch purchase in this price range calls for careful reading of papers. Cover these points first.
- Check Karnataka's RERA website for the registration and see that it is listed under Century Astoria.
- Get a short written note on the appeal in the High Court and ask a lawyer to read it.
- Get the exact home's layout drawing along with its carpet area before making any payment.
- Learn which amenities come with this phase and which depend on the remainder of the larger scheme.
- Request the complete cost sheet and see how the sale agreement treats delays.
- Send payments solely to the RERA account written into the agreement.
