Brigade Valencia Phase 2 (Brillio), Hosur Road: Sizes, Price and 2029 Handover

A three-bedroom apartment at Brigade Valencia Phase 2 Brillio starts at Rs. 1.95 Crore, and the building is not due until 2029. For that outlay a buyer gets a flat in a tall tower inside a gated community that is planned around open ground, near the Hosur Road end of South Bangalore. The notes below cover the setting, sizes, costs, approvals and the questions to put to the developer.
How Brillio Relates to the Rest of Valencia
Valencia spreads over roughly 24 acres beside NH 44, close to Bommasandra. Brillio is the phase that follows Cielo, and Cielo has its own entry on our site. About 85% of the overall plot is meant to remain open, and the plan lists more than 35 amenities.
The phase carries a mixed-use registration titled "Brillio and Commercial". It holds 779 homes inside a residential tower of 27 floors built over three basement levels. A hotel block and some shops come under the same registration.
Suitability and Timing
Professionals who work around Hosur Road will find the location handy, whether their office is in Electronic City or in Bommasandra's industrial area. The spread of sizes also fits singles, couples, and parents with children.
Timing is the main drawback. The proposed end date falls at the very end of September 2029, which suits a long-term purchase better than a quick move.
Addresses and Routes
The registered pincode is 562114 in Bengaluru Urban, and the village is Kithiganahalli, in Attibele Hobli of Anekal Taluk. The land fronts NH 44 beyond Electronic City, not far from Narayana Hrudayalaya hospital. About two minutes by car brings a resident to the metro's Yellow Line stop at Bommasandra, and the line ends at RV Road.
Going into town, the highway passes Silk Board before reaching the centre. Going the other way it leads to Attibele and Hosur. Peak-hour jams are common, so many residents prefer the metro. Our Hosur Road locality page describes the corridor in more detail.
The Four Home Families
RERA lists carpet area, a figure below the built-up area used in sales material. The split of the 779 homes is as follows.
| Type | Homes | Carpet area (sq ft) |
|---|---|---|
| 1 BHK, plain or with study | 84 | 406-431 |
| 2 BHK, plain or with study | 249 | 757-854 |
| 3 BHK | 334 | 978-1,128 |
| 4 BHK plus maid's room | 112 | 1,638-1,679 |
The 3 BHK dominates the mix. The bigger 3 BHK layouts add a third bathroom. All 4 BHK layouts offer three bathrooms plus the maid's room.
Price Bands and Add-On Charges
The 3 BHK has a built-up area near 1,701 sq ft and a range of Rs. 1.95 Crore to Rs. 2.08 Crore, which is near Rs. 11,460 for every sq ft at the lower end. The 4 BHK covers around 2,491 sq ft and costs Rs. 2.74 Crore at the low end and Rs. 2.89 Crore at the high end, or near Rs. 11,000 per sq ft. Rates for the smaller one- and two-bedroom plans vary by release, and we can share the latest.
A typical cost sheet then adds several items to the base price:
- Premiums for a higher floor or a chosen location
- GST at 5%, as the building is still being constructed
- One parking slot, plus membership of the clubhouse
- Karnataka stamp duty of 5% with surcharges, and a 2% registration fee
- Maintenance paid in advance and a corpus fund
The figure that lets projects be compared is one all-in quote in writing, covering a named unit on a named floor with a stated facing. The EMI calculator turns it into a monthly instalment for a chosen loan size and tenure.
Regulatory Record
Karnataka RERA approved the project as a new launch on 4 September 2024, and the number is PRM/KA/RERA/1251/308/PR/040924/006986. The planning authority had cleared the building plan on 12 July 2024. The registration is open to anyone on the RERA portal, where the promoter also uploads quarterly progress updates.
The Builder
Brigade Enterprises Limited was founded in Bangalore in 1986 by M. R. Jaishankar and now trades on the stock exchanges. It builds apartments, offices, malls and hotels, and the Brigade Group page lists its other work in the city.
Its larger communities on the south and east of Bangalore are already occupied. Walking through one shows how the company maintains a finished project, and the first phase of Valencia offers the same lesson once residents arrive.
Questions Before Booking
In a large mixed-use phase, the details of one specific flat decide the outcome. Put these seven questions to the developer, and to yourself, before paying anything:
- Do the RERA number and completion date in the agreement agree with the portal?
- What are the carpet area, floor and facing, and which built-up area sets the price?
- Is there a written cost sheet listing every charge and the payment schedule?
- What does the delay clause in the agreement say, and how long is the grace period?
- Which amenities open along with the homes, and which are shared with the earlier phase?
- How long does the trip to the office and to the metro take at rush hour?
- How will people enter and use the hotel and retail blocks?
One afternoon of checking settles most of the doubts that appear later. It also lets Brillio be weighed fairly against other launches on Hosur Road.
