Brigade Sanctuary

A community of 1,275 apartments on 14 acres at Chikkavaderapura is what Brigade Sanctuary offers to buyers around Whitefield-Sarjapur Road. Brigade Group is the developer, and the project is in its final stage ahead of a December 2028 completion. The notes below explain who the project suits, what each layout costs, how the neighbourhood works day to day and which papers a buyer should see.

Who Will Like This Project

Large families will find the homes with three and four bedrooms spacious, and the cluster of international schools within 4 km keeps school runs brief. A one-bedroom flat is the better fit for a working professional, or for an owner who plans to let it to employees working in the Sarjapur and Wipro belt.

Brigade has sold every unit it had, so a purchase today means taking over a booking made by an earlier buyer. That route suits people who are happy to wait until 2028 and handle a little extra documentation.

The Neighbourhood

The project is near Dommasandra, between Varthur and Dommasandra Circle, with the road running north to Whitefield and south to Sarjapur. For a fuller picture of the surroundings, see the Varthur locality page. On paper, the site belongs to Chikkavaderapura village (Sarjapura Hobli, Anekal Taluk), and it faces Muneswara Swamy Temple.

Schools are close. The International School of Bangalore is a walkable 400 m from the gate, and 1.4 km out you reach Oakridge International School. Inventure Academy is somewhat further, and Greenwood High School and Global Indian International School are both within 4 km.

Shopping and workplaces are further out. Heading outward, 5.5 km brings you to DMart on Sarjapur-Marathahalli Road, 6 km to the Wipro SEZ and 8 km to PayPal's campus, while Sakra Hospital and Ecospace are both 12 km off. Peak-hour traffic is slow here and there is no metro yet, so test the commute at the hours you actually work.

Layouts and Unit Mix

Home sizes start near 656 sq ft and reach nearly 2,491 sq ft of super built-up area, meaning carpet areas between 424 and 1,578 sq ft. The bulk of the community is three-bedroom homes. The split of registered homes is as follows:

  • Only one bedroom: 166 homes
  • 460 homes with three bedrooms sharing two bathrooms
  • 431 homes where three bedrooms come with a third bathroom
  • A study is added to 108 of those three-bathroom homes
  • 108 homes with four bedrooms, four bathrooms and a servant's room

Two further homes make up the full count of 1,275: a two-bedroom that includes a study, and a three-bedroom with its own domestic help room. Floor height matters a lot in a 27-storey tower, as both outlook and light vary.

Price Points and Extra Costs

In the latest price list the smallest home began at Rs. 79 Lakhs. Three bedrooms with two bathrooms started from Rs. 167 Lakhs, and with three bathrooms from Rs. 203 Lakhs. The four-bedroom home with servant's room was Rs. 281 Lakhs onwards.

For a transferred booking, the seller sets the price: what was paid to Brigade, plus a premium. Allow for additional costs too:

  • GST on instalments still owed to the developer
  • A fee levied by Brigade to endorse the transfer
  • Stamp duty at 5% with surcharges, and 2% registration, on the day of the sale deed
  • Deposits for corpus, clubhouse and car parking that the seller never cleared

Registration Details and Site Progress

Registration came in November 2023 under PRM/KA/RERA/1251/446/PR/041123/006372. Work commenced on 1 December 2023, completion is promised by 31 December 2028, and the BDA sanctioned the building plan. Quarterly reports are on the authority's portal.

By August 2026 the towers were structurally complete above the terrace floor. Exterior painting and interior finishing were under way throughout all eight, and the clubhouse, podium waterproofing, landscaping and pergolas were in progress too.

Project Snapshot

Among Brigade's larger layouts on the Sarjapur road, it retains over 500 trees that were already on the land. Core details are listed below:

  • Developer: Brigade Group, with Brigade Enterprises Ltd as the promoter
  • Open area: roughly 87% of the land
  • Towers: A to H, each rising 27 floors above two basements
  • Homes: from a single bedroom up to four bedrooms

Clubhouse and Amenities

Over 35 amenities revolve around a 32,000 sq ft clubhouse, with open-air courts and gardens spread over podium and grounds. These are the highlights:

  • A swimming pool, a gym indoors and changing rooms
  • Squash, tennis and badminton courts, with basketball and futsal as well
  • A beach volleyball court and a net for cricket practice
  • An AV room, and a hall used for yoga and aerobics
  • Table tennis and a pool table, on a terrace for parties
  • A camping site and an amphitheatre outdoors
  • A reflexology walkway, hammock garden and open-air gym

Documents to Ask For

In a booking transfer, both the seller and Brigade must provide paperwork. Ask for these before any money moves:

  • The seller's contract with Brigade, along with all payment receipts
  • A statement showing what has been paid and what is still due
  • Consent for the transfer in writing from Brigade, with the fee
  • A sanctioned plan on which your tower, flat and parking bay are marked
  • A letter from the bank agreeing, if a loan runs on the booking

It is safest to hand the seller money only once the developer has endorsed the transfer. Other projects from this builder are listed on Brigade's developer page, and the area's other apartments can be found through the Varthur search.
