Brigade Parkside North in Jalahalli: Homes, Prices and What to Check on Resale

Apartment projects are plentiful in Jalahalli, but few offer low-rise living in a finished community at this price. Brigade Parkside North, built by Brigade Group, has blocks of only four floors and residents have lived there since March 2022. What follows covers its vital statistics, its surroundings, the cost of the homes and how to approach a purchase from an existing owner.
Project Facts
The developer is Brigade Enterprises Limited, the group's listed company. Karnataka RERA granted registration number PRM/KA/RERA/1251/309/PR/181122/002152 on 22 November 2018, and the occupancy certificate is dated 15 March 2022.
The site has survey number 23/1 and is in Kammagondanahalli village, with pincode 560015, in the Bangalore North taluk. Its 5.3 acres or so carry 434 apartments, and roughly 59% of the plot stays open. The 24 blocks, lettered A to X, rise four floors each above basement parking.
In all there are 364 two-bedroom apartments and 70 one-bedroom apartments, and the project has no other type. A 3 BHK is not offered.
A Quick Look Back
The builders commenced work in 2018, with a first completion date of 31 March 2021. Two extensions, one of them for Covid, took that to 30 September 2022. The occupancy certificate arrived ahead of that final date, and the RERA portal now marks the project as completed.
A finished project beats a launch in one plain way. The flat, the daylight and the upkeep of shared areas can all be seen before any money moves, and a short tour of the clubhouse, the parking level and a few blocks beats a brochure.
Is It for You?
Parkside North is aimed at people who want a compact, ready flat without stretching the budget. Buyers of a first flat, young couples and older parents who like lower floors form the core group. An investor can use the 1 BHK as a small rental, since Jalahalli and Peenya employ many people.
Sizes are limited. A family that needs a third bedroom, or more than 650 sq ft of carpet space, will do better in other projects. Anyone wanting a high floor and open views might prefer the towers along Tumkur Road.
Where It Is and How to Get Around
Beside the pipeline road that links Hesaraghatta and Bangalore, the project occupies the western part of Jalahalli that falls under Kammagondanahalli. Jalahalli is among the older neighbourhoods of North Bangalore, home to government campuses and an Air Force base. South of it lie Peenya's industrial area and Tumkur Road, and nearer the city is Yeshwanthpur.
Namma Metro's Green Line passes along Tumkur Road, and the nearest stops are Jalahalli and Dasarahalli. Reaching either takes a brief drive or an auto journey, so plan the last stretch. Several lanes around the project are tight, and a trip in office hours reveals how long it takes to reach the main road.
What the Flats Cost
There are two types, and 2 BHK homes make up about 84% of the total. A buyer should know the sold areas and starting prices.
- The 1 BHK has a sold area of 696 sq ft and is priced from Rs. 44 Lakhs
- The 2 BHK has a sold area of 1,125 sq ft and is priced from Rs. 71 Lakhs
Both work out to roughly Rs. 6,300 per sq ft on the sold area. Usable carpet space is just over 400 sq ft in the 1 BHK (416) and 637 in the 2 BHK, a gap worth remembering when other projects quote rates.
Today most homes are resale, so the price reflects the seller, the storey and the state of the flat. GST stops applying after an occupancy certificate is issued, which saves money against buying under construction. Stamp duty of 5.6% and registration of 2% together come to about Rs. 5.4 Lakhs for a flat at Rs. 71 Lakhs, and the EMI calculator shows the monthly cost of any budget.
Design and Facilities
Central streets about 300 metres long organise the blocks, and each block has from 10 to 20 homes, so few neighbours share a block. Basement parking has 431 slots in the registered plan.
Over 25 amenities are listed, and the clubhouse anchors them. Other features are a community hall, a pool, a gym, sports courts indoors and out, parks, landscaped streets, generator backup and CCTV.
Documents for a Resale Purchase
A resale moves the paperwork out of the developer's hands and into the present owner's, and these points cover the essentials:
- Get the occupancy certificate that bears the date 15 March 2022
- Study the registered deed held by the seller, tracing it to the developer's first sale
- Obtain an encumbrance certificate current to today, so that no open loan or charge can hide
- Make sure the khata and the newest property tax receipt are held in the seller's name
- Collect a letter from the association stating that no maintenance is due
- Confirm which basement parking slot goes with the flat
- If the seller financed the flat with a home loan, ask for a loan closure letter
The association manages maintenance and the sinking fund, so ask it for a recent statement. The estate office can also be asked how water is supplied and how old the lifts and pumps are. Comparing with other Brigade Group projects elsewhere in Bangalore helps with price.
