Kino at Brigade Orchards, Devanahalli: What a Resale Buyer Should Know

Devanahalli, north of Bangalore, is home to the Brigade Orchards township, and Kino is its finished phase of compact flats. The 290 apartments are in three towers, and any buyer now meets the owners rather than the developer. These notes explain how the phase is registered, what each home measures, the surroundings and how to verify a resale before paying.
Registration in Brief
The phase appears on the RERA portal as Kino @ Brigade Orchards, with the number PRM/KA/RERA/1250/303/PR/190614/002610 to quote in any query. Promotion is by BCV Developers Pvt Ltd, a Brigade Group company. Registration ran from 4 June 2019 through 30 June 2024, and BIAAPA, the planning authority for the Bangalore airport area, approved the layout.
The plot has survey number 398/1A2, in Devanahalli village under Kasaba Hobli, Bengaluru Rural. The project covers 13,961 sq m, roughly 3.45 acres. Its three towers each have a stilt level over a basement, topped by 12 to 13 floors of homes.
| Feature | Figure |
|---|---|
| Total apartments | 290 |
| Open area | 12,087 sq m, which is 87% of the plot |
| Sanctioned floor area ratio | 1.749 |
| Car parks | One per apartment, so 290 |
Homes and Floor Areas
The apartments are of three types, from 1 BHK through 1.5 BHK to 2 BHK. Tower 2 holds the smaller types, with 44 homes of 1 BHK at 351 sq ft carpet and 66 of 1.5 BHK at 462 sq ft. In the RERA record these count as 110 apartments with one bedroom.
Towers 1 and 3 together contain the 180 homes of 2 BHK, measuring 618 to 625 sq ft. Brochures quote saleable area, which is larger, so compare resale listings on the basis of carpet area.
Surroundings and Roads
In Devanahalli, Kino's Spinal Road meets Boodigere Road, and NH 207 is close by. A brief drive to the west leads to the town and to NH 44, also called Bellary Road. The airport, named after Kempegowda, is the closest major landmark and employer.
Namma Metro's airport-bound Blue Line is being built, and the nearest stations will be around the airport itself. Until it opens, people use their own vehicles, airport buses or the highway. Planned and working business and aerospace parks add to rental demand for small flats.
Who Kino Fits
The natural audience is first-time buyers and single professionals, along with couples who want a small home and amenities close by. Airport employees, staff of neighbouring business parks and investors after an affordable flat to let also fit. A family needing three bedrooms should look elsewhere in the township.
Brigade Orchards Ebony, for instance, is planned with larger homes of 4 BHK and 3 BHK. Reaching the city centre, or the southern technology corridors, from Devanahalli takes long, so try it during rush hour first.
Township Amenities
The integrated township, which covers about 130 acres, mixes villas and apartments with shops, offices and sports amenities. Kino residents can use common facilities along with their own phase's. The common ones include:
- The Signature Club, the township's main clubhouse
- A stadium and sports arena
- A campus school
- Shops, offices, a hospital and a pharmacy
Kino itself has a registered clubhouse, a gym, a pool, parks, and sports areas indoors and out. Find out which township facilities are paid for by monthly maintenance and which ask for a separate membership fee.
Where the Project Is Today
Brigade Group places Kino among its delivered projects, as registered completion fell on 30 June 2024, so activity is now almost entirely resale. A search for the registered name on the state portal opens the sanctioned plans and a unit list that gives every flat's size, land share and parking.
The portal also shows two complaints against the project, one from January 2024 and one from February 2026. Both are marked as disposed of.
Price and Cost Notes
Individual owners fix resale prices, which change with tower, floor and view. Current asking rates and the latest sales within Kino make the best guide, weighed against other compact flats near Devanahalli by carpet area.
Stamp duty and registration are payable in addition to the price. In Karnataka, values between Rs. 20 Lakhs and Rs. 45 Lakhs attract 3% and values over Rs. 45 Lakhs attract 5%, each with cess and surcharge, while registration is 2%. Use the EMI calculator for the instalment and upfront cash at any price.
Verifying a Resale Flat
Documents come first, then the visit:
- Request the tower's occupancy certificate, plus the registered deed by which the seller bought
- Match the flat's number, size, share of land and parking slot with the portal's unit list
- Check that the e-khata is held by the seller, and collect the most recent property tax receipt
- Get the residents' association's no-dues letter along with the monthly maintenance amount
- For a flat that had a home loan, ask for the closure letter and an up-to-date encumbrance certificate
- Learn how the towers are supplied with water and what it costs in summer
- Visit in daylight, checking for damp, the working of the lift and the state of shared areas
Investors should learn the rent that one- and two-bedroom flats achieve in the township. A conversation with a couple of tenants or owners gives a dependable figure. Our team can set up visits to Kino and the other phases within a single day.
