Brigade Orchards

Devanahalli, on the northern edge of Bangalore, holds Brigade Orchards, a township with villas, apartment enclaves and a clubhouse. Ivory is its enclave of smaller flats, sold as six towers in two phases. The notes below cover how far each phase has come, what the homes measure and how to protect yourself when buying one second-hand.

Promoter and Registration

Behind Ivory is a Brigade Group company, BCV Developers Pvt Ltd, which also builds the wider township. The project address is Devanahalli Village in Kasaba Hobli, within Bengaluru Rural 562110. Both phases together make 944 apartments.

The 457 homes of Phase 1 occupy about 3.23 acres in the G, H and I blocks, and the number to quote is PRM/KA/RERA/1250/303/PR/220104/004626. The J, K and L blocks of Phase 2 hold 487 homes on roughly 3.49 acres, and their number is PRM/KA/RERA/1250/303/PR/151223/006485, so quote that one for Phase 2. To look the entries up on the state's RERA website, search for "Ivory" among the Brigade Orchards records and pick the right phase.

Height is the same everywhere: one basement level, the ground level and 14 upper floors. Units start with studios and end with 3 BHK flats, with a 1 BHK, a 1 BHK that adds a study and a 2 BHK between.

Progress So Far

Ivory Phase 1 is finished, and its occupancy and completion certificates are dated 18 March 2026. Registration of single-flat deeds had begun by July 2026. That makes Phase 1 a purchase of a home ready for possession.

Construction continues in Phase 2, due to finish on 31 December 2027 as registered. August 2021 saw its plan sanctioned together with Phase 1, and the RERA website displays a progress report every quarter.

By early 2026 the developer had booked nearly all apartments in the two phases. Anyone buying now will probably meet an owner selling, or a Phase 2 booking changing hands. Terms are private in such cases, so look at recent resale rates before bidding.

What the Homes Measure

Every phase gives one tower to studios and 1 BHK homes, while its two other towers carry the larger 2 BHK and 3 BHK flats. RERA files carpet areas in square metres, so the sizes below are converted:

  • The studio is near 300 sq ft
  • A 1 BHK runs 335 to 365 sq ft
  • A 1 BHK with study runs 450 to 465 sq ft
  • A 2 BHK with two bathrooms runs 550 to 625 sq ft
  • A 3 BHK with two bathrooms is near 745 sq ft
  • A 3 BHK with three bathrooms runs 860 to 895 sq ft

Carpet area is only the floor inside the walls. Advertisements quote the larger saleable figure, which adds wall thickness, the balcony and a portion of common spaces. To judge Ivory against a different scheme, set one carpet figure beside the other.

Suitable Buyers

Smaller apartments inside a facility-rich township appeal to young couples, first-home buyers and small families. Staff of the airport, the nearby aerospace and tech parks and other Devanahalli employers are likely buyers too.

Families wanting big flats of three or four bedrooms are better served elsewhere in the township, since Brigade Orchards Ebony is planned with roomier 4 BHK and 3 BHK homes. Journeys towards central Bangalore and the tech corridors in the south are long from this side, so try the drive before booking.

Connectivity

The township is reached from Devanahalli-Boodigere Road, which branches from the highway between Devanahalli and Hoskote. Heading west, the town of Devanahalli and the national highway NH 44 are a brief drive away. The nearest landmark is Kempegowda International Airport.

Bangalore's metro has not reached this part yet. The airport's Blue Line is being built, and its closest stops are planned along the airport road and next to the terminals. Before it opens, people travel by private car, by bus to the airport or along the highway.

Inside the Township

Covering about 130 acres, the township has grown phase by phase from the early 2010s. It has villas, apartment enclaves, shops, a sports stadium, a hospital with a pharmacy, and the Signature Club. The Ivory towers add a swimming pool, a jogging and walking track, an amphitheatre, table tennis and a basketball court.

Facilities used by the whole township cost money to run. Obtain in writing the monthly maintenance charge, along with a list of what it covers, before you buy.

Checks on a Resale or a Transfer

Documents differ between a finished flat and a booking still under construction. Use whichever points apply:

  1. Verify that the flat and its tower belong to the phase and registration the seller quotes
  2. For a Phase 1 flat, collect the occupancy certificate, the khata, the latest property tax receipt and the deed by which the seller bought
  3. For a Phase 2 booking, collect the registered agreement for sale in the seller's name, proof of payments made and written permission from the builder to transfer
  4. Learn the builder's transfer fee for an assignment before a price is agreed
  5. Ask how water reaches the towers, and how much it adds to maintenance every month
  6. Confirm parking, as compact homes can come with a single slot
  7. If the seller has a loan on the flat, require an encumbrance certificate along with a bank letter

A resale carries stamp duty and registration too. In Karnataka the duty is 5.6% after cess and surcharge on prices over Rs. 45 Lakhs, and 3% plus those levies on prices between Rs. 20 Lakhs and Rs. 45 Lakhs, with registration at 2%. For the loan part of the budget, the EMI calculator will help.
