Owners received their keys in December 2017, and the builder has none of the 520 flats left. Here is what a prospective buyer should know about the place, the homes, the likely cost and the documents to see.

Registration and the Papers That Count

Handover happened around when Karnataka's RERA regime started. The project is not on the state's RERA register, so in a resale the completion papers matter most. Begin with the occupancy certificate and sanctioned plan, along with a title chain without breaks.

Then ask the seller for the registered sale deed with earlier deeds, the khata and current tax receipts, and an encumbrance certificate from 2017 up to date. Add a letter from the association confirming no dues, and, if a loan exists, the lender's closure letter or consent. Having a lawyer go through the chain is worthwhile for any resale. Enquire about monthly maintenance and any repair levy voted, for instance on lifts or the building's exterior.

Who Will Be Comfortable Here

A household that wants to move in without delay, in an older, settled area where education, healthcare and retail are already nearby, will be comfortable. Buying a resale in a completed community lets you study the flat, the building's upkeep and the working of the association, which is the main benefit over a project under construction.

The address suits workers in the south and middle of the city, and those who reach Electronic City over the NICE Road. A commute to Whitefield, or to the business belt along the ring road, will feel long.

Getting Around

Banashankari 6th Stage's first block is the community's location, near Subramanyapura. The main road there meets the NICE Road, which connects to Mysore Road and also to Hosur Road, and Kanakapura Road's Green Line metro stations are a short drive east.

On 6.5 acres at survey number 23/1 in Thurahalli Village of Uttarahalli Hobli (postcode 560062), Brigade Group raised three towers, each with 13 floors. They contain 520 apartments with two, three or four bedrooms, in seven layouts, all given by built-up area.

The two-bedroom flats are of two sizes, about 1,320 sq ft and 1,330 sq ft. There are four sizes for three bedrooms: 1,690 sq ft, 1,740 sq ft, 1,750 sq ft and 1,800 sq ft, while the only four-bedroom plan has about 2,390 sq ft. Natural light and air were design goals, helped by the forest facing the project, though identical plans can still sell for different amounts.

Amenities and Building Services

Facilities are shared between a clubhouse and the open ground between the towers, with a jogging trail running through parks and lawns. Residents get a pool and gym, courts for basketball and badminton, a games room for table tennis, a spa and sauna, a hall and party area for the community, and a play area with landscaped gardens.

The buildings carry CCTV, intercom, fire safety systems and sewage treatment on site. Generators supply 2 kW to each 2 BHK, 3 kW to each 3 BHK and 4 kW to each 4 BHK, and fully back up the lifts, pumps and common lighting. A tower core has a pair of passenger lifts and one service lift.
