Brigade's Gunjur Township: Area, Announcement and Buyer Preparation

Brigade is preparing a new township for the Gunjur belt of east Bangalore, and buyers have started to ask about it. Prices and launch dates are still open, so this is a good time to learn the facts and make a plan. The notes below start with the area, then go to the announcement, the open questions and a sensible preparation plan.

Gunjur in Brief

Gunjur is a residential pocket near Varthur, along the line that links Whitefield with Sarjapur Road. Whitefield's offices are north of it, and the job centres of the ORR and Sarjapur Road are south-west, reached by the Varthur-Gunjur road. Current listings are on the pages for Gunjur Road and Varthur.

Three things attract home buyers to this area:

  • Short drives to ITPL, the Whitefield offices and the campuses along Sarjapur Road and the ORR
  • Long-running CBSE and international schools spread across the Varthur-Gunjur stretch
  • Regular demand from professionals employed in the east of the city

Narrow roads near Varthur and Gunjur slow traffic at peak times. A trial commute to your workplace before shortlisting is worth the effort.

What Brigade Has Said

On 39 acres, Brigade plans the township and puts its gross development value at around Rs. 7,200 Crore. The last parcel, 8.63 acres, arrived through a JDA that Brigade Enterprises disclosed to the exchanges in a filing of 15 April 2026. The remaining acres were gathered by direct purchase and further JDAs.

In the company's words, the project is mainly residential. Its description mentions homes for families of several generations, a senior living component, and amenities and everyday conveniences inside the township. Managing Director Pavitra Shankar saw the agreement as a significant step for the group's plans for housing in the east.

Why the headline number is not a price

This number is what the developer expects the whole project to sell for in total, over many years. It reflects size, and a buyer cannot turn it into the price of one flat. How many homes there will be, and how large, remains to be decided.

Questions Still Open

Brigade is still finalising prices, the sizes of homes, how towers are arranged, and when possession and launch will happen. The Karnataka RERA portal, checked in October 2026, had no listing for the township. Details such as these usually follow sanction of the plans and registration of phase one.

Large townships usually go up in phases, with a separate RERA registration and completion date for each. People who move in early may have unfinished towers close by.

It is therefore worth asking when the clubhouse and other community amenities open in each phase, and what will be ready on handover day. Until the developer releases official figures, any price quoted by an agent for the township is unofficial. A dated, written price list from Brigade is the only sound basis for comparing it with other projects.

The Developer's Earlier Communities

Brigade Group began work in Bangalore in 1986. Residents already live in two of its multi-phase communities. Brigade Cornerstone Utopia is a short way off Varthur Road, and Brigade Orchards is at Devanahalli. An hour spent at either tells a buyer how Brigade maintains its shared spaces and facilities once homes have been handed over.

Preparing in the Meantime

Developers sometimes collect expressions of interest ahead of registration. Such a payment is no RERA booking, so keep it small and refundable. Until the details come, these steps are useful:

  • A budget should cover the base price plus GST, parking, club charges, the 2% registration fee and 5% stamp duty with surcharges.
  • Get an in-principle sanction for a home loan, so the lender's limit is clear early.
  • Have the refund terms on paper before making any early payment.
  • Once the offered phase has a RERA number, confirm it on the Karnataka RERA site.
  • Collect the sanctioned drawings, the carpet areas and the date by which the phase must be complete.
  • Review the title papers and the block's joint development agreement, because landowners hold a share of the site.

If You Cannot Wait

For a quicker move, ready homes and registered projects around Varthur, Gunjur and Whitefield are an option. When the launch rate is announced, a comparison with their per sq ft rates shows the premium the township commands.
