Brigade Granada apartments

East of the city, few township launches match Brigade Granada for scale. The developer, Brigade Group, has planned 14 towers and some 2,000 flats on 40 acres around Sannathammanahalli, close to Kattamanallur and Kadugodi. Layouts go from a single bedroom to four, and the handover target is 2030 onward. Timing and money come first below, followed by the surroundings, facilities and approvals.

Can You Wait Until 2030?

That question comes before everything else. Someone booking now will pay instalments for years, usually while also paying rent or a current home loan. A buyer who needs to move in a year or two should look at ready homes instead.

For people with time, the choice is broad. The plans begin with a small one-bedroom flat and end with a four-bedroom unit with a maid's room, so first-time purchasers, larger families and upgraders can all find something suitable.

Sizes and Starting Costs

There are six plans between 730 and 2,760 sq ft. Opening prices below are shown in Lakhs, and 100 Lakhs make one Crore.

The one-bedroom flat of 730 sq ft starts at Rs. 107 Lakhs, and the two-bedroom of 1,275 sq ft at Rs. 179 Lakhs. Three-bedroom flats come in three versions. With two bathrooms (1,540 sq ft) the starting price is Rs. 219 Lakhs. With three bathrooms (1,820 sq ft) it is Rs. 259 Lakhs.

The largest three-bedroom has three bathrooms plus a study and measures 2,240 sq ft, from Rs. 329 Lakhs. Topping the range, the 2,760 sq ft four-bedroom flat has four bathrooms and a maid's room and starts at Rs. 399 Lakhs.

Per sq ft, rates fall in a band of about Rs. 14,000 to Rs. 14,700. Among the layouts, the two-bedroom is cheapest per foot, and the one-bedroom and study-equipped three-bedroom cost the most. Floor, facing and the chosen tower can alter what you finally pay.

A flat in a building still under construction brings extra charges. Typical ones are GST, a parking slot, club membership, a maintenance deposit, a 2% registration fee and 5% stamp duty with surcharges where value is above Rs. 45 Lakhs. Ask for a written cost sheet showing each. The EMI calculator shows the loan needed for the total.

Getting There

The site is in the far north-east of Whitefield, past Kadugodi, along the road to Hoskote. Its postal locality is Sannathammanahalli, near Kattamanallur, and the pin code is 560067.

These eastern workplaces and routes are reachable by a short drive:

  • The business belt along Whitefield Main Road, including ITPL
  • Metro at Whitefield, the Purple Line's eastern terminus, close to Kadugodi
  • Old Madras Road, and Hoskote beyond it
  • The offices around Varthur and Sarjapur Road, southwest of the site

The metro is too far to walk, so expect to drive. Try the trip to your office at rush hour before committing.

Inside the Gates

Granada has roughly two thousand homes in towers of 24 storeys. On 40 acres, there is room for a sizeable amenity zone plus a retail block inside the township, which small projects cannot offer.

Planned facilities include:

  • Clubhouse with gym and indoor games
  • Pool and sun decks
  • Several sports courts, plus walking, jogging and cycling tracks
  • Play zones for children and a creche
  • Yoga deck, entertainment area and a hall for parties
  • Landscaped greens
  • Commercial and retail space inside the community

Phased construction means early occupants may live next to unfinished towers. Ask the sales team which amenities are promised at each handover.

What the Flats Are Made Of

Each tower is built with a reinforced concrete frame and solid block masonry. Living spaces get vitrified tiles, the master bedroom gets wood-finish tiles, and the windows are UPVC or aluminium. Power supply is 2 kW in a one-bedroom flat and rises to 8 kW in a four-bedroom, and generators serve every flat and the shared areas.

Approvals and RERA

Brigade Granada was not on the Karnataka RERA portal when it was searched in October 2026. Large townships generally register in phases, each carrying a separate number and finish date. Verify the number of the phase where your tower falls.

A booking made ahead of registration is only a statement of interest, and RERA safeguards do not reach it. Obtain refund terms on paper and postpone large payments until the phase appears on the register.

Six Questions for the Sales Team

A project this big deserves some additional diligence. Ask for the following:

  • The phase's registration number along with its completion deadline
  • Your tower's phase and the date it is due
  • A written schedule of amenities for that phase
  • Carpet area as well as super built-up area, both on the cost sheet
  • A payment plan that follows construction stages
  • Written refund terms for any early booking amount

The way Brigade's finished townships in Bangalore operate gives a fair idea of what its large projects are like later. We will send the latest prices and registration details once they are issued.
