Considering Brigade Eternia in Yelahanka? Costs, Status and What to Verify

Brigade Eternia, one of Brigade Group's present launches, is aimed at buyers wanting spacious flats in the north of the city. It is on SH 9, the Doddaballapur Road, in Yelahanka, where excavation is over and towers are rising. Plans cover 12 towers, 1,124 flats and about 14 acres, with a starting price of Rs. 2.47 Crore. Buyers' usual questions are answered below.
Who Is It For?
Three and four-bedroom homes of generous size are the product. A budget of Rs. 2.5 Crore or more is needed, which makes it a top-end Yelahanka option. Staff of Hebbal's offices or Manyata Tech Park, and regular airport travellers, benefit most.
Towers of 13 and 14 floors may suit people who find taller buildings overwhelming. The community is nonetheless big, with 1,100-plus families using one clubhouse and one set of grounds. A buyer whose ceiling is below Rs. 2.4 Crore, or one who wants to move in earlier than 2030, should compare other schemes nearby.
What Is the Neighbourhood Like?
Yelahanka belongs to the planned older suburbs of the north, with wide avenues, an Air Force base and a rail junction. Doddaballapur Road borders the site at the north end, Allasandra Lake at the south. A short drive reaches Bellary Road (NH 44), which goes to Hebbal one way and Kempegowda International Airport the other.
Nearby are:
- School: Chrysalis High, 400 metres
- Shopping: The Galleria Mall, 1.6 km
- Business district: Bagmane Sierra, 1.6 km as well
Jams at the Hebbal flyover and along Bellary Road during rush hour are the main drawback for trips to the city centre. An airport metro line is being built along Bellary Road, with Yelahanka to be served. Before deciding, test the drive at working hours.
How Much Do Homes Cost?
The project sells four layouts. These are the sizes and price bands:
- Entry 3 BHK of 1,624 sq ft: Rs. 2.47 Crore at the low end, Rs. 2.83 Crore at the high end
- Mid-size 3 BHK (1,848 sq ft): Rs. 2.84 Crore low, Rs. 3.21 Crore high
- Larger 3 BHK (2,111 sq ft) including a study and a powder room: Rs. 3.33 Crore low, Rs. 3.96 Crore high
- Four-bedroom home of 2,714 sq ft, with an office or staff room: Rs. 4.46 Crore low, Rs. 4.79 Crore high
Calculated on super built-up area, the entry 3 BHK works out near Rs. 15,200 a sq ft and the 4 BHK near Rs. 16,400. Three bedrooms is the common size, with 112 four-bedroom homes. About 130 studio-sized units of 1 and 2 BHK are also in the registered plan, outside the sales range.
Total cost grows once GST, registration charges, deposits, parking and floor rise are added. Send us a request for the newest cost sheet and instalment plan prior to weighing other projects. For monthly payments on any layout, use our EMI calculator.
How Far Along Is Construction?
The first work began in March 2025. Most digging has ended, foundations are well along and the towers' concrete frames are rising. Interiors, finishing and landscape work come in 2028 and 2029, before the date promised to RERA, 31 March 2030.
Bookings numbered 687 out of 1,124 homes in the quarterly update of July 2026. The selection of towers and floors keeps shrinking, so check what is open.

What to Check Before You Book
A buy of this size under construction needs careful document review. Cover these points:
- Verify the registration on the RERA portal and go through the most recent quarterly report.
- Enquire about the writ petition in the Karnataka High Court that was declared at registration, and its progress.
- Ask about water supply, since private tankers are named as the source.
- Find out how close the chosen tower is to Allasandra Lake, and what buffer is kept.
- Make sure the carpet area, tower and floor in the agreement tally with the registered plan.
- Direct every payment to the designated RERA account the sale agreement mentions.
The declared case has produced neither stay nor interim order against the project. A lawyer should still read the title papers, as the fee is modest next to the price. For price comparison, Brigade Group has other projects in North Bangalore.
