Thinking of Brigade Eldorado in Bagalur? Dates, Costs and What to Check

Brigade Eldorado

Towards the airport, in the Bagalur area, Brigade Group is developing a township across 50 acres at Huvinayakanahalli. Brigade Eldorado (the group sometimes prints it as El Dorado) arrives in stages, with early blocks finished and occupied. RERA deadlines for the others run from December 2026 up to June 2029. The sections below take the usual buyer questions in turn: where, how far along, what is included, what it costs and what to verify.

Where Exactly Is It?

KIADB's industrial zone for hi-tech and defence units holds the site in its Hardware Sector, on plots numbered R5 and R-8. Records show a share of Survey No. 177 in Bagaluru Village, and of Nos. 69, 70 and 72 at Huvinayakanahalli, in Jala Hobli, pincode 562149. Here the city thins out and the corridor to Kempegowda International Airport begins.

Growth here has come from the airport and the industrial parks beside it. Road links reach Devanahalli, Yelahanka and the airport, yet an office in the old centre or in Whitefield means a long drive. Try that drive at the busiest hour.

Snapshot

The design allows 12 towers of 21 and 22 storeys, about 5,000 apartments in all, and gardens above 10 acres. Quick facts:

  • Developer: Brigade Group (promoter entity Brigade Tetrarch Private Limited)
  • Site area: 50 acres
  • Scale: 5,000-odd flats spread over 12 towers
  • Unit types: one to three bedrooms
  • Progress: older phases handed over, newer phases being built
  • Latest completion deadline on RERA: Cobalt, 30 June 2029

How Far Along Is It?

Progress is phase specific, because every group of towers has a separate RERA record. Registrations for the first phases came in 2019 to 2021, and Gallium was handed its occupancy certificate in February 2023. For the newer phases, deadlines are:

  • Emerald and Luminaire (two towers, 1,236 homes): 31 December 2026, registered in July 2022
  • Aurum (635 homes): 31 December 2027, registered in June 2023
  • Dioro and Beryl (two 22-storey towers): 30 June 2028, registered in February 2024
  • Cobalt (one tower, 22 storeys, 948 homes of one bedroom): 30 June 2029, registered in May 2024

The records also show Krypton, Feldspar, Iridium, Jasper and Helio as earlier phases. A March 2026 investor presentation from the developer listed El Dorado as a live project, among 3.25 million square feet in development.

Amenities

Gardens spanning more than 10 acres hold the amenities. The clubhouse has a gymnasium and swimming pool, while outdoors there are golf and football lawns, courts for several sports and a jogging route known as the butterfly trail. Two areas for play by children, a games room, an amphitheatre, party spaces, cafes and shops round out the list.

Maintenance charges and booking rules for common spaces count for a great deal at this scale. Residents in a finished phase can tell you how they run today.

Cost, Sizes and Taxes

Sizes depend on the phase and run from a compact 1 BHK to a 3 BHK. A 1 BHK in Cobalt measures near 535 sq ft built up, and on our page the Cobalt homes show as sold out. The opening price was Rs. 52 Lakhs, working out to about Rs. 9,700 for each sq ft.

Buyers now have two options: an owner's flat in a finished tower, or unsold stock in a newer phase. Write to us for the latest price list and available homes by phase. A resale quote varies with tower, floor and the state of the flat.

A phase still being built attracts GST of 5% on the price, whereas resale in a tower holding its occupancy certificate attracts none. Karnataka stamp duty comes to 5% plus surcharges on homes above Rs. 45 Lakhs, and registration is 2%, whichever type you buy.

Who Should Consider It

People who want a self-sufficient campus in the north will find it fits. Retail, parks, cafes and sports lawns share the grounds, so daily routines can stay inside. Anyone working at the airport, or for aerospace and hardware firms close by, faces a short trip.

Small 1 BHK homes attract investors, while families look at bigger plans with two or three bedrooms. Those after a small, quiet neighbourhood should note the scale, because every phase together will put thousands of households on one campus.

Before You Pay

The checks are not the same for a resale and a new booking. These suit most buyers:

  • Establish the phase, then open its page on the state RERA portal and note the deadline.
  • On a resale, obtain the tower's occupancy certificate with the seller's deed.
  • Get an encumbrance certificate, and ask the association for a letter showing no dues.
  • On a new booking, ask for the carpet area and one sheet showing every cost.
  • Check the lifts and the generator backup in the tower you like.
  • Test the route to your workplace at peak hours.

Walk through a finished phase, since its finish and upkeep show what newer towers should match. Other homes from this developer appear under Brigade Group.
