Brigade Belvedere at Budigere Cross: Unit Mix, Cost Sheet and Pre-Booking Checks

Anyone weighing a large new community on Bangalore's eastern side will meet Brigade Belvedere early in the search. Brigade Group is building the high-rise at Budigere Cross. Its regulatory registration dates from March 2026 and groundwork began in April of that year. These notes cover pricing, the unit mix, the filing details and a checklist for the booking stage.
Neighbourhood and Address
Brigade Belvedere is in Cheemasandra Village (Bidarahalli Hobli) of Bengaluru East Taluk, and the pincode is 560049. The land comprises survey numbers 17/1 to 17/5, and it was once in Hoskote Taluk, which is why older documents still carry that name. Budigere Main Road runs through the Budigere Cross area, which joins Old Madras Road for KR Puram and central Bangalore.
This is a developing eastern corridor with several big Brigade communities along one stretch. Whitefield's offices can be reached by road, and rush-hour traffic is the factor to test. Shops, schools and hospitals continue to fill in near the new towers, so visit at different hours.
Project Facts
The headline numbers for the scheme are below.
- Brigade Group builds it, and Brigade Enterprises Ltd is the promoter
- The land measures 10.7 acres
- The master plan calls for five 43-storey towers holding 1,750 homes in all
- Plans: 1 BHK, 2 BHK and 3 BHK, plus a 3 BHK that includes a study
- Prices begin at Rs. 95 Lakhs for the 1 BHK
- RERA registration number: PRM/KA/RERA/1251/446/PR/240326/008549
- Registered completion: 31 March 2031
Unit Mix and Pricing
Quotations use built-up area, and rates rise with height and outlook. Each plan appears below with its price range converted into Lakhs for easy comparison.
- A 1 BHK costs from Rs. 95 Lakhs up to Rs. 104 Lakhs for 705 sq ft or so
- A 2 BHK costs Rs. 142 Lakhs to Rs. 156 Lakhs for around 1,101 sq ft
- A 3 BHK (two bathrooms) costs Rs. 174 Lakhs to Rs. 195 Lakhs for close to 1,380 sq ft
- A 3 BHK (three bathrooms) costs Rs. 211 Lakhs to Rs. 230 Lakhs for close to 1,720 sq ft
- A 3 BHK with study costs Rs. 254 Lakhs to Rs. 272 Lakhs for roughly 1,990 sq ft
The entry 1 BHK comes to about Rs. 13,500 for each sq ft. On such tall towers, floor-rise charges decide whether a home lands at the low or the high end of its range. Ask for a price list by unit, as that reveals what every floor and facing adds.
Since the homes are not yet built, GST of 5% is charged over the base price. Karnataka stamp duty is 5% with surcharges once a home costs above Rs. 45 Lakhs, and registration adds a 2% fee. Parking, club membership and the maintenance and corpus deposits often show up as separate items.
Registration Details and Stage
The Karnataka RERA number is PRM/KA/RERA/1251/446/PR/240326/008549, issued on 24 March 2026. It covers two 43-floor towers, with 428 homes in Tower A and 345 in Tower B, which adds up to 773 homes. The Bangalore Development Authority sanctioned the plan, and completion is declared for 31 March 2031.
The developer reported the project in its list of launches for the year ended March 2026. Every quarter it files progress, visible on the state regulator's portal. The remaining towers in the master plan need their own registration before sales can begin.
Amenities on Offer
The clubhouse has a gym and pool, with a mini theatre and an indoor games zone. Outside there are jogging and cycling paths, a yoga and activities area, gardens that are both landscaped and zen-style, and several sports courts. A creche near the play area for children, a party space and shops on site round things off. Many households will share these spaces, so find out how many lifts each tower gets, how the pool and courts are reserved and what maintenance per sq ft will be charged.
Who It Is Likely to Suit
New home seekers and young families wanting a listed developer beyond Whitefield make up the core audience. With plans from compact to roomy, one tower can serve a lone professional or a household of five. Starting prices span Rs. 95 Lakhs to roughly Rs. 272 Lakhs.
A buyer comfortable with a 2031 handover suits it best. Anyone who needs keys soon should look elsewhere. Those who like small low-rise communities may find 43 floors and a large resident population less appealing, and completed homes nearby make a useful comparison.
Checklist for the Booking Stage
A long build deserves care over paperwork and payments. Run through these points before committing.
- Check that the offered tower and home fall within the registered phase.
- Match the date for completion in the sale agreement with the registered one.
- Request the carpet area, since RERA counts carpet and not built-up space.
- Collect a single cost sheet that adds up GST, parking, club fees, deposits and floor rise.
- Confirm that payments are tied to construction milestones, not calendar dates.
- Try the peak-hour drive to the office before deciding.
Brigade has finished several communities near Budigere Cross and along Old Madras Road, and visiting one will show build quality and upkeep. Brigade Sevilla in the same belt is another project to weigh on plans and possession dates. See the Brigade Group page for more of its homes.
