Birla Estates in Bangalore: Five Projects, One Developer, Several Promoters

Birla Estates belongs to a large business group, and its Bangalore portfolio is small but scattered: Whitefield in one direction, Devanahalli in another and Rajarajeshwari Nagar in a third. The notes below follow the projects in order of completion date, then turn to promoter entities and buyer checks. The numbers were verified on the Karnataka RERA portal on 3 October 2026.
Finished and Almost Finished
Two projects are at or near handover. They are the easiest to judge, because buyers can see the real buildings.
Alokya: Open to Visit
The first Bangalore project is Birla Alokya in Whitefield, off Soukya Road, and it is the only one handed over so far. Its 218 homes are in low blocks, three floors tall, across 7.9 acres. Registration came in July 2019 and completion in 2024. A visit shows how the finish and maintenance of this developer's buildings hold up after a few years.
Tisya: Due This December
Agrahara Dasarahalli, on Magadi Road, hosts Birla Tisya, which is next in line. Its two 31-floor towers hold 392 homes and some shops. The filed date is the last day of December 2026, and the most recent quarterly update says 94% is done. Before a sale is registered, ask for the occupancy certificate that confirms the homes are ready.
Under Construction, Longer Horizon
The other three will take years. Their dates run from 2028 to the end of 2031.
Trimaya: A Township in Four Phases
Birla Trimaya occupies roughly 50 acres in Devanahalli taluk, at Akkalenahalli-Mallenahalli village. Four phases carry their own registrations and dates, and together they come to 2,028 homes:
- First phase: 544 homes, due 31 October 2028, 58% built
- Second phase: 473 homes, due 20 June 2029, 16% built
- Third phase: 463 homes, due 31 August 2030, 3% built
- Fourth phase: 548 homes in seven 14-storey towers, due 15 December 2031
A height of 11 to 14 floors is low for something of this scale. BIAPPA, the planning authority around the airport, cleared the layout. Decide on a phase and a tower before negotiating, because completion dates differ by over three years from first to last.
Ojasvi: Towers in the West
Birla Ojasvi occupies a 10.24-acre site in Mylasandra village, Ward 198. The plan combines eight row houses with 607 apartments in three towers of 31, 32 and 33 floors, so 615 homes in total. September 2024 was the month of registration, 11 January 2031 is the completion date, and construction is 14% done.
Evara: The Longest Wait
Twelve towers of between 24 and 27 floors, plus a four-floor block, form Birla Evara at Kodathi, in Varthur hobli with pincode 560035. The site holds 1,594 homes spread across 25.71 acres. The February 2025 registration was followed by the start of work in May 2025. Handover is registered for 25 December 2031.
Who Owns It All?
The entire company is held by Aditya Birla Real Estate. The group entered housing in 2016, and the listed parent carried the name Century Textiles and Industries before 2024. Being listed means quarterly disclosure of its sales, collections and debt.
The business is active in the Mumbai region, Bangalore, Pune and the National Capital Region, and is headquartered in Mumbai. Its Bangalore debut came with a 2019 registration.
One Brand, Four Legal Entities
On the RERA portal, the legal promoter is not the same everywhere. Four entities are named: Birla Tisya LLP (Tisya), Birla Arnaa LLP (Trimaya), Vardhita Properties Private Limited (Evara) and Birla Estates Private Limited (Alokya and Ojasvi).
This is a common structure for big developers, who give every plot of land or partner its own company. It affects a buyer directly, since the contract is with that company. The same name should appear on the agreement, receipts and RERA bank account.
What to Verify Before Booking
A big parent lowers funding risk, though Birla Estates has only a single handed-over project and four being built. Ojasvi and Evara both run into 2031, which means paying in instalments for over four years while also covering rent. Ask these questions:
- Which completion date is registered for my phase and tower, as opposed to the advertised one?
- Does the percentage on the portal fit the months that remain?
- Was the plan cleared by BBMP, BDA or BIAPPA, depending on the site?
- Which carpet area does the agreement state, given that prices use a larger saleable area?
- Has the plan been modified since the first registration?
Which Project for Whom
Households that want to move soon should look at Alokya and Tisya. Trimaya serves airport-area and North Bangalore workers able to wait, and Ojasvi offers high-rise living near Rajarajeshwari Nagar. Evara is for commuters on the Outer Ring Road and Sarjapur Road willing to accept a handover in late 2031.
Price lists and floor plans for each project can be sent on request. A phone call or an enquiry form is enough to start.
