East Bangalore buyers who would rather skip a thirty-storey tower have an alternative in Adarsh Rosewood. Below are the numbers, the costs, the construction record and the checks that matter before a booking.

How Big Are the Homes?
Super built-up area is 1,340-1,360 sq ft for a 2 BHK, which works out to about 922 sq ft of carpet. For a 3 BHK it is 1,840-1,900 sq ft, with carpet area of roughly 1,206-1,262 sq ft.
The smallest, with just four homes, is block E. A has 18, B has 20, and C and D have 40 apiece. Each block gets two lifts, and 130 covered bays in the basement serve the 118 homes.
Who Will Like It
People who work off the Outer Ring Road or along Sarjapur Road, and who like a small community, are the natural fit. The campus is quiet, though its amenities are modest. Bigger developments in the area bring a large clubhouse, more courts and wide lawns.
What the Price Does and Does Not Include
Pricing differs by block, floor and plan, and the developer revises it as work proceeds. Get current unit-wise rates before setting the project beside others in Bellandur. A good quote shows each of these on its own line:
- Basic rate, plus the area it is charged on
- Surcharges for higher floors or a preferred facing
- Parking
- Club membership and a maintenance deposit
- GST, payable with each instalment while the home is being built
- Government duties at the time of the deed
In Karnataka a home priced over Rs. 45 Lakhs attracts 5% stamp duty (5.6% once cess and surcharge are added) and 2% registration. Payments are linked to stages of construction. Feed a quoted price into the EMI calculator to see a monthly figure.
Progress on Site
Work on site started in October 2024 and continues as of October 2026. Per the July 2026 quarterly filing, block A is at 50% and the four other blocks at 20-30%. Completion is registered for 31 December 2027.
Low-rise structures tend to finish sooner than high-rises, yet fit-out and approvals still need time. The sale agreement should fix the possession date and spell out compensation for any delay. Each quarter's update on the regulator's site shows how every block is moving.
Location and Daily Life
The site is a short way off Sarjapur Road. RMZ Ecospace is close, and tech parks along the ring road are minutes away by car. Head one way for Koramangala and HSR Layout, the other for Carmelaram and Sarjapur.
Schools, hospitals and markets here are long established. Peak traffic is heavy, and low-lying stretches can flood in strong rain. Reaching the site at the morning peak, and again after rain, answers many questions.
Facilities and Finishes
Residents have a swimming pool with timber decking, a separate children's pool, a gym and badminton courts, plus indoor games, a play area and a multipurpose hall. Landscaping adds seating alcoves and a sculpture as the focal point. The structure is RCC.
Vitrified tile covers the floors of living rooms, dining areas and kitchens, while the master bedroom has engineered wood. UPVC sliding units fit the balconies. Fresh and recycled water arrive by separate pipes, fibre connectivity is provided, and CCTV watches the common areas.
RERA Record and Documents
The registered promoter, Akarsh Residence Private Limited, holds number PRM/KA/RERA/1251/446/PR/311224/007335, issued on 31 December 2024. BBMP cleared the building plan on 22 April 2024. Anyone can verify these entries on the regulator's website.
A buyer should gather these before paying beyond a refundable token:
- RERA certificate for the project.
- Sanctioned plan marked with the chosen block, floor and unit.
- Title papers and an encumbrance certificate.
- Joint development agreement, as the owners of the land share it.
- Draft sale agreement stating the carpet area, the possession date and the penalty for delay.
The Builder
The founder of Adarsh Developers, B M Jayeshankar, started the company in Bangalore during 1988. Among its completed communities is Palm Retreat township, close to this site. Seeing one in person shows how finish and maintenance have aged.
Last Checks
Match the promoter name and completion date with the regulator's records, and ask whether the unit belongs to the developer or to a landowner. Insist on a written carpet area figure, and on a cost sheet that separates GST, parking, clubhouse charges and deposits. Read the payment schedule in full, and walk the approach road and neighbouring plots.
Availability moves with bookings, so confirm current prices and arrange a visit through the developer, rather than relying on old listings. Early questions save time later.
