Adarsh Premia in Banashankari: Homes, RERA Status and Checks (October 2026)

Few projects offer three or four bedrooms with generous floor area in a mature South Bangalore neighbourhood. Adarsh Premia is one of them. The sections below cover who it fits, the registration details, how the homes and costs break down, and what to confirm before committing.
Is It the Right Fit?
Families moving up from a compact flat or an ageing independent house are the natural audience. Every unit exceeds 2,000 sq ft, which is a different bracket from the typical 3 BHK nearby. The address is handy for people who already live around Jayanagar, JP Nagar or Padmanabhanagar.
Those wanting two bedrooms, or a smaller three-bedroom layout, will do better with other projects nearby, because this one does not build them. Those buyers can browse the wider Banashankari listings.
The RERA Details
Phase 1 was registered in the name of Adarsh Developers on 15 September 2017, under number PRM/KA/RERA/1251/310/PR/170915/000155. After the latest extension, completion falls on 31 March 2027. BBMP approved the building plan.
The site covers around 3.93 acres, of which some 76% is left open. Each of the four blocks, lettered A to D, rises from a stilt level over two basements to 23 storeys, and the blocks hold 330 homes between them. Work began in 2013 on a smaller scheme with 143 homes over 15 floors. A subsequent revision raised the height, so older write-ups show lower totals.
Progress on Site
In the quarterly filing of July 2026, A, B and C had reached 95%, with D at 84%, so the project is in its final phase but not finished. About half the homes are booked, which leaves choice. Since the first completion date was June 2020, written dates and an occupancy certificate matter more than verbal assurance.
Home Types and Costs

A generator backs up the full load in every home, and a staff room is part of a few 3 BHK plans. Block A has two units per floor, while B, C and D have four. Since the 3 BHK is available in several layouts, ask to see the plan for the particular home.
Prices differ by block, floor and plan, and the list is revised in the closing stages of construction. A complete quote should show the basic price and the area charged, floor and facing premiums, parking, and the clubhouse, corpus and maintenance deposits.

Neighbourhood and Access
The campus is at Kadirenahalli, Banashankari 2nd Stage, on the ring road. One direction on the ring road leads to Mysore Road, and the opposite one to Silk Board, while Kanakapura Road is minutes away. Public transport includes a Green Line metro stop in Banashankari and a big bus station.
Banashankari and Jayanagar have had schools, hospitals, colleges and markets for decades. Traffic on the ring road is heavy most of the day, so a rush-hour visit shows how easy the gate is to enter and leave.
On-Site Facilities
The clubhouse has a swimming pool with a section for children, a gym, and a health club with a jacuzzi, plus a studio for yoga and aerobics. Sport options are paddle, table tennis and pool tables. A community hall, library and indoor games room complete the list, and the buildings use an RCC frame, with imported marble in the living and dining areas and engineered wood flooring for bedrooms.
Fibre connectivity is provided, and the plumbing is dual, one line for fresh water and one for recycled. CCTV, rainwater harvesting and a sewage treatment plant serve the campus.
The Developer
The company Adarsh Developers was started by B M Jayeshankar in 1988. Its portfolio includes apartments, villas and plotted layouts around Bangalore, and its finished South Bangalore apartments show the quality to expect.
What to Check Before Booking
Verify the number and completion date on the state RERA website, and read the latest quarterly update for the relevant block. Ask for the registration certificate with the most recent extension order, the commencement certificate and the revised sanctioned plan covering every floor up to the 23rd. The title papers, khata and encumbrance certificate for the land should be seen as well.
The draft agreement for sale should state the date of handover and the terms if the project is late. Insist that both carpet and super built-up areas are in writing, and find out which banks lend on the project. Inspect the actual home and the shared spaces, beyond the sample flat, and ask the developer for a current price list and a unit-wise quote.
