Compare the carpet area measured at the visit with the figure in the seller's deed. Light, views and noise also depend on the tower, floor and facing, so identical plans can feel quite different.
Who Is the Likely Buyer
A completed home with a clubhouse in a settled part of the north appeals to families working around the airport road, Manyata Tech Park or Hebbal. Staff-room plans suit households that want a spare room for domestic help. People wanting a construction-linked plan or a first sale from the developer should look at other projects.
Getting Around

Under construction, the Blue Line of Namma Metro is planned to link Central Silk Board with the airport. Cost Beyond the Asking Price
An occupancy certificate means no GST on a completed flat, so the bill is lighter than for a flat still under construction. For a purchase above Rs. 45 Lakhs, Karnataka levies stamp duty of 5% along with surcharges, and registration at 2%.
Set aside money for the association's transfer fee where there is one. Cover any maintenance the seller left unpaid, the lawyer's fees for the title and the deed, and repairs or interiors.
Facilities
Gardens and courts surround the clubhouse. Residents get a pool, a gym and a yoga area, along with an indoor games room and tracks for jogging and cycling. There is also a health centre, shops, a play area, sports courts and a multipurpose hall for functions. Being complete, all of it can be tried before deciding.
Documents That Matter
For the project, ask to see its occupancy certificate and sanctioned plan. The title papers should include an encumbrance certificate covering Survey No. 25/1. Also compare the Karnataka RERA entry on the state portal.
The seller's file begins with the registered deed of sale and Adarsh Developers' allotment letter. After those come the khata, the most recent property tax receipt and an association certificate showing no dues. If a loan was taken on the flat, the bank must also supply a closure letter.
