Abhee Serenity Springs in Bommasandra: A Buyer's Guide to Homes, Prices and RERA

The Yellow Line of Namma Metro now ends at Bommasandra, and that has put the south end of Bangalore on many buyers' maps. Abhee Serenity Springs, built by Abhee Ventures at Kachanayakanahalli, is among the homes planned there. The notes below cover the site, the builder, the layouts and rates, the registration record and what to verify before booking.
Site and Metro
Kachanayakanahalli is part of Bommasandra, an industrial area along Hosur Road at the city's southern limit. Electronic City is the neighbour closer to the centre, while Attibele is further south near the state border. For more about the area, see the Bommasandra locality page.
Passenger service on the Yellow Line began in August 2025, joining Bommasandra to RV Road by way of Electronic City and Silk Board. That gives residents a rail option that avoids the jams on Hosur Road. The distance between gate and nearest station is something to measure in person.
Everyday shopping, schooling and healthcare come from Bommasandra and Electronic City. The stretch linking the highway with the gate figures in every trip, so test it at peak hours.

Layouts and Rates
Pricing opens with Rs. 1.04 Crore; the bigger layout tops out at Rs. 1.34 Crore, on a built-up basis.
- Roughly 1,310 sq ft, with two bathrooms: lowest unit Rs. 1.04 Crore, highest Rs. 1.13 Crore.
- Roughly 1,595 sq ft, with three bathrooms: between Rs. 1.27 Crore and Rs. 1.34 Crore.
Counting from the lowest-priced unit of each layout, the rate comes to close to Rs. 7,900 per sq ft for the smaller one and about Rs. 8,000 for the bigger. Most variation inside a layout comes from floor and facing, which a unit-wise sheet makes clear.
Whether It Suits You
The project is aimed at families employed in Electronic City, Bommasandra's factories or elsewhere on Hosur Road who prefer a 3 BHK near the workplace. The homes on sale fit a budget between about Rs. 1.05 and 1.35 Crore. A handover in 2029 or later means paying rent in the meantime, along with construction-linked instalments.
Anyone needing to move within a year, or wanting two bedrooms, will do better with ready homes or another project. Residents who value a clubhouse used by a moderate number of households will find 288 about right.
Amenities Planned
At the heart are three floors of clubhouse among landscaped gardens around the towers. Expect these facilities on completion.

With 288 households sharing costs, running charges should stay moderate. Ask in writing for the projected maintenance charge per sq ft, along with the clubhouse opening date.
RERA Details
Karnataka RERA granted registration PRM/KA/RERA/1251/308/PR/180325/007592 to the promoter, Abhee Ventures Private Limited, on 18 March 2025. The registered completion is 30 June 2030. Both the registration and the quarterly progress filings are public on the RERA site.
The agreement for sale ought to give the date of handover for that tower and the compensation due if it slips. Both are worth reading before the first payment.
What the Home Costs in Full
An under-construction home attracts GST, and the buyer settles stamp duty and registration at the time of signing the deed. Karnataka charges 5% duty plus surcharges on properties costing more than Rs. 45 Lakhs, and registration at 2%. A cost sheet in writing should itemise each of these.

- Surcharges for a higher floor or a preferred facing.
- Parking bays and their number.
- Maintenance deposit, corpus fund and club membership.
- Taxes and fees: GST, stamp duty, registration.

Before You Book
A home due in a few years deserves a careful start.
- Match the registration number and the completion date against the portal.
- Verify the unit's carpet area, tower and floor.
- Go through the payment schedule and the clause on delay.
- Ask a lawyer to review the title papers and the encumbrance certificate.
- Find out how long it takes to reach the nearest metro station.
