TATA Swaram Phase 1
TATA Swaram Phase 1 is a completed plotted community by Tata Housing in Devanahalli, North Bengaluru, with 8.86 acres holding 159 plots. Tata built it in partnership with the realty arm of the Ramaiah group. Swaram is one piece of Carnatica, a Tata township of 140 acres taking shape near the airport, which is roughly 7 km by road.
Buying from the builder is over. Tata Housing marks Swaram sold out, and when the works were wrapped up in early 2024 only two plots out of 159 were still unsold. Today a plot here changes hands from one owner to the next.
Plots 160 to 182 were registered later as TATA Swaram Phase 2, which has separate dates. The first phase at a glance:

TATA Swaram Phase 1 is located within Devanahalli taluk's Kasaba hobli, on land belonging to the village of Jodi Akkalenahalli-Mallenahalli, postal code 562129. The plots belong to the wider Carnatica land owned by Tata, and Kempegowda International Airport is around 7 km off. Our Devanahalli section collects other plots and homes in this belt.
Points worth knowing before buying a plot here:

- Drinking water comes via the Anneshwara gram panchayat

TATA Swaram Phase 1 plots are measured in metres, and four standard shapes cover 124 of them. Here is how the standard plots break down:
- Ninety-one plots measuring 9 by 12 metres, equal to 108 sq m or about 1,163 sq ft
- Twenty-one plots measuring 9 by 15 metres, equal to 135 sq m or about 1,453 sq ft
- Seven plots measuring 12 by 15 metres, equal to 180 sq m or about 1,938 sq ft
- Five plots measuring 12 by 18 metres, equal to 216 sq m or about 2,325 sq ft
The other 35 sites have uneven outlines, ranging from 84 sq m (around 904 sq ft) up to 306 sq m (around 3,294 sq ft) in area. Each buyer gets bare land and designs a house to suit, keeping to the sanctioned setbacks and height cap.

TATA Swaram Phase 1 had its services built over roughly 21 months, from April 2022 until the end of 2023. The development work covered these items:

- Electrical supply with its own transformer, and lamps along the streets

TATA Swaram Phase 1 RERA and Approvals
TATA Swaram Phase 1 carries the Karnataka RERA name SWARAM PHASE-1 and was registered in February 2022 as PRM/KA/RERA/1250/303/PR/250222/004734. The airport-area planning body, BIAAPA, cleared its layout earlier that month. Resale buyers should ask for the title deed, khata extract, a fresh encumbrance certificate and the sanctioned layout showing the plot number.
TATA Swaram Phase 1 Construction Status
TATA Swaram Phase 1 has been finished since early 2024. BIAAPA issued its final site release for the layout on 3 January 2024, and the promoter applied for completion the next month. The sewage plant holds a consent to operate from the Karnataka pollution board that runs to September 2033.
