TATA Swaram Phase 2 is a large plotted layout by Tata Housing on Shettigere Road in Devanahalli, on Bengaluru's northern edge. The development spans 142 acres within a wider plotted community. Work on the layout is ongoing, with possession planned from 2026 onwards.
Plots came in three sizes: 30 x 40 (1,200 sq ft), 30 x 50 (1,500 sq ft) and 40 x 60 (2,400 sq ft). All three are sold out with the developer, so new buyers can enter only through resale. The launch price started at about ₹83.99 L for a 30 x 40 plot, around ₹7,000 per sq ft.
The layout plans a clubhouse with a gymnasium, swimming pool and indoor games room. A jogging track, party hall, outdoor sports courts and landscaped gardens complete the shared spaces. Retail spaces within the layout will support daily needs as homes come up.

As a plotted project, TATA Swaram Phase 2 has no built floor plans. Owners buy land and design their own home on it. Plot sizes were 30 x 40 (1,200 sq ft), 30 x 50 (1,500 sq ft) and 40 x 60 (2,400 sq ft).
