Sobha One World
Sobha One World is a new launch integrated mega-township project by Sobha Limited in Hoskote, Bangalore. The vision is a community in which homes, retail, commerce and culture follow a single master plan. The site is located west of Hoskote town on the road to KR Puram, with its frontage on Old Madras Road.
The first housing launch is Sobha One Residences, with 14 high-rise wings holding 3,484 apartments. Buyers looking for unit sizes, rates or phase registrations will find them under that name. What follows here is about the township as a whole.
Out of a net site of about 48.4 acres, close to 80% stays open. Six landscape zones, a clubhouse on three tiers and a boulevard-facing retail block are planned, and further parcels are kept aside for later use. Walkways tie the zones together, with matching paving, lighting and signs throughout.

Sobha One World Homes
Sobha One World homes are sold in one residential launch, Sobha One Residences, whose wings are oriented to the Central Yard for long garden views. Below 45 or 46 typical floors, each wing has ground and first-floor parking over three basements.
Layouts cover one to four bedrooms, with only a limited run of one-bedroom flats, and Luxe and Grande sizes in the larger types. The homes are designed for daylight and cross-breezes, with Vastu-aligned entrances.

Sobha One World is set at Amanidoddakere, beside the toll gate on the part of Old Madras Road that sellers call Greater Whitefield. KR Puram is the nearest city node to the west, Budigere Road heads towards the airport side, and Hoskote town is just east.

Four large road and rail schemes are in the pipeline:
- Bengaluru-Chennai Expressway: roughly 10 minutes away, with opening planned for early 2027
- Bengaluru Business Corridor: the 116 km bypass, roughly 8 minutes west
- Satellite Town Ring Road: roughly 10 minutes east, serving 12 satellite towns
- Purple Line: a 16 km extension to Hoskote is on the drawing board, with a station near the toll gate
Schools and hospitals
Schools nearby include New Baldwin International School at 6 km, Chrysalis High School at 5 km and VIBGYOR High School at roughly 2 km. For hospitals, MVJ Hospital is roughly 6 km away, and East Point Hospital about 8 km.

Master Plan
Site planning for Sobha One World follows its frontage on Old Madras Road, which is 60 m wide, with an entrance gateway, a common exit and an arrival roundabout. All 14 residential wings ring a Central Yard, and service vehicles use a separate entry.
Beyond the homes, the plan sets out:
- One Club, given the plot set aside for civic amenities, with its own drop-off
- One Emporium, a retail block with a separate entrance and parking
- A 30 m boulevard that One Emporium opens onto
- Six themed landscape zones
- Land for future development, bordered by proposed CDP roads
Public, semi-private and private areas are arranged in clear layers. Sobha will confirm the area and purpose of the future development land, and we will share both then.
Amenities
Sobha One World amenities fall into six landscaped zones: three themed on American, European and Asian landscapes, and three built for sport and community. A new feature is planned roughly every 100 m across the grounds.
Sports
The sports facilities are listed below:
- Cricket and football on a shared 90 m ground in the sunken World Stadium
- A running loop of 350 m, plus two longer trails for walking and running
- Pickleball (three courts), tennis (two courts) and a multi-sport court
- A fitness lawn and a skating rink
Leisure and club
One Club gives residents roughly 1,20,000 square feet across three levels, set around a green plaza. Pools, an amphitheatre, Tranquillity Falls, a Zen courtyard, Tuscan gardens and a pet park are spread through the other zones.
Sobha One World RERA and Approvals
Sobha One World homes carry six Karnataka RERA registrations, approved in May 2026 under the project name Sobha One Residences. Phase deadlines start at 31 July 2032 for the first wings and end at 30 September 2033 with the last.
Each phase number, with its wings, homes and due date, is set out in the RERA and Approvals section of One Residences. Confirm the phase of the home chosen before making a payment.
