Sattva Park Cubix Phase 2
Sattva Park Cubix Phase 2 is an ongoing apartment project by Sattva Group in Devanahalli, Bangalore. It brings 798 homes to Devanahalli Town in seven towers, each rising 14 storeys over two basement levels plus a lobby floor. Karnataka RERA has set 15 September 2029 as the deadline for this phase.
Homes start with studios and go up to three bedrooms. Of the total, 126 are studios, 207 have a single bedroom and 180 have two, while 285 more are split between 2.5 BHK and 3 BHK layouts.
Phase 2 is registered on 8.93 acres within the wider Park Cubix site, which spans about 18 acres in all. Next door is Sattva Park Cubix, the first phase, whose ten towers were handed over with occupancy certificates during 2023. This phase builds Crystal, a second clubhouse beside the existing Gold Leaf.
The airport is around a 10-minute drive away. Buyers had taken 481 homes by June 2026, when work on site had reached 40%. Both phases will share the campus roads and clubhouses.

Sattva Park Cubix Phase 2 pricing is released by Sattva Group on request, and each quote depends on tower, floor and facing. Tell us the home type you like and we will send the current sheet.
Payment schedule
Fifteen staged payments make up the price. Buyers pay 5% to book, another 5% soon after and 10% as the first instalment. Eleven instalments of 7% follow, with a final 3% due at handover.
Taxes and the registration fee come over and above the sale value. Infrastructure, club and legal charges plus the upkeep deposit fall due with the last payment.

How long are the drives?
Kempegowda International Airport takes about 10 minutes, and Akash International School about 8. Reaching the town centre takes 2 minutes, with Devanahalli Circle a minute further. Manyata and Kirloskar tech parks take close to 25 minutes, and Whitefield nearer 30.

Sattva Park Cubix Phase 2 floor plans cover five Vastu-aligned layouts. Carpet sizes for each one are listed below:
- Studio: close to 276 sq ft
- 1 BHK: close to 425 sq ft, plus a roomier Grand version
- 2 BHK: from roughly 680 sq ft
- 2.5 BHK: from roughly 870 sq ft
- 3 BHK: from roughly 1,048 sq ft, rising past 1,100 sq ft
The smaller homes, from studios to two bedrooms, are concentrated in the Dice and Quartz blocks. Bigger 2.5 and 3 BHK layouts take up the Pentamix and Diamond towers, along with Tower 19.
Amenities
Sattva Park Cubix Phase 2 amenities draw on two clubhouses that serve the whole campus. Gold Leaf already runs for first-phase owners, while Crystal is going up with these towers. Three quarters of the phase is set aside for greenery.
Facilities planned for residents include:

Sattva Park Cubix Phase 2 Specifications
Sattva Park Cubix Phase 2 specifications begin with a reinforced concrete frame filled in with Porotherm or cement blockwork. Vitrified tiles cover the living areas and bedrooms, with anti-skid ceramic in wet areas.
Inside doors are painted flush shutters, and the entrance door carries veneer with melamine polish. Each bathroom gets chrome fittings, a wall-hung WC and a shower mixer. Sanctioned power is 3 kVA for the two smallest types, 4 kVA for 2 and 2.5 BHK homes, while three-bedroom homes get 5 kVA.
Sattva Park Cubix Phase 2 RERA and Approvals
Sattva Park Cubix Phase 2 is registered with Karnataka RERA as PRM/KA/RERA/1250/303/PR/280225/007529 since February 2025, under the name "Park Cubix Phase 2". Sattva Resi Private Limited is the registered promoter, and a Salarpuria group company is the landowner.
Plan and clearances
Building plans were sanctioned by the airport-area planning authority, BIAAPA, in February 2025. Clearances for fire, power, pollution, aviation height and the environment have been obtained.
Phase 1 carries its own older number, PR/171023/001749. Check that any Phase 2 agreement quotes the 2025 registration.
Sattva Park Cubix Phase 2 Construction Status
Sattva Park Cubix Phase 2 construction reached 40% in the quarter to June 2026, having begun on 1 September 2024. Foundations are finished for every tower, and about two thirds of the concrete frame is up.
Tower 16 leads at 77%, ahead of Tower 15 at 71%, Tower 13 at 59% and Tower 14 at 53%. The Quartz towers, 17 to 19, were at 12% to 15%. RERA completion is due on 15 September 2029, and we can share newer site photos.
