Prestige Palm Residences
Prestige Palm Residences is an occupancy-certified villa project by Prestige Group in Derlakatte, Mangalore, off the highway from Mangaluru to Kochi. Its first phase and the club were certified for occupation on 12 December 2024. The rest of the 101 villas make up a second phase on the same 14.7-acre site.
Homes here are two-storey villas with a terrace above, each with its own car porch. Three-bedroom designs come in two sizes, and a four-bedroom villa tops the range. Interiors use imported marble in the main rooms, and the club adds a pool, courts and a party hall.
Medical and dental colleges dominate the neighbourhood, so it suits families tied to those campuses. Prestige Group builds the villas with AFI Properties as its joint development partner, and Phase I was delivered under a Karnataka RERA registration. Prestige Palm Residences Price Details
Prestige Palm Residences prices open at Rs. 2.07 Crore, which our table places against the Type C villa. Every other design, from the Type B series to Type A, is quoted on request.
Phase I villas are sold as finished homes, so the full price is settled at the sale deed instead of in construction-linked stages. We send the list of available villas with each quote.

Prestige Palm Residences opens onto a side road in Derlakatte, Mangaluru, PIN 575018, a short drive off the Kochi highway. Kotekar Town Panchayat is the local body for the buildings.

Homes at Prestige Palm Residences share the same pattern: living spaces and one bedroom on the ground floor, the master suite upstairs, and a terrace on top. The designs differ in size and in the extra rooms they add.

Prestige Palm Residences finishes start with imported marble across the foyer, living room, dining room and the internal staircase. The bedrooms are laid with vitrified tiles.

The frame is RCC, and the walls are cement blocks. A generator runs the common services, and full backup for a single villa costs extra.
Prestige Palm Residences RERA and Approvals
Prestige Palm Residences carries a K-RERA number for its first phase: PRM/KA/RERA/1257/334/PR/190108/002286. The registration was issued in January 2019, with completion due in October 2023 after extensions. Mangaluru Urban Development Authority cleared the layout plan.
The occupancy certificate followed on 12 December 2024, issued by Kotekar Town Panchayat. For a villa in the second phase, ask us to share its approval papers with the offer.
