Prestige Neptune Courtyard
Prestige Neptune Courtyard is a completed luxury apartment project by Prestige Group in Marine Drive, Kochi, built on the backwater shore next to the Goshree bridge. Finished in 2011-12, it has 366 homes across seven towers, each 17 storeys high, on 5 acres. The towers carry colour names, from Azure Blue and Cobalt Blue to Deep Ochre and Scarlet Realms.
Homes start at three bedrooms and 2,098 sq ft. Above the standard flats are duplexes with four bedrooms and triplexes with five, the largest close to 11,900 sq ft with its own pool. Residents park underground and at ground level, so the campus has gardens and water where internal roads would usually be.
Prestige built roughly 1.08 million sq ft of floor space here, much of it in homes far larger than a typical city flat. Prestige Group sold out the project, and homes now come up only on resale. In short:

Prestige Neptune Courtyard Price Details
Prestige Neptune Courtyard prices are now set by resale, because Prestige Group sold every home when the project was on the market. Owners list homes here every so often. Size and plan type count most, followed by floor level, backwater view, interior condition and the number of car parks.

Prestige Neptune Courtyard is on the backwaters where Marine Drive meets the Goshree bridge, in the PIN code 682018. Water wraps the site to the west and north, and Bolgatty island is across the channel. It is one of the waterfront addresses that give Kochi its Marine Drive skyline.
Ernakulam's centre is a few minutes away, with Kerala's High Court, Broadway's markets and the Marine Drive walkway nearby. The Goshree bridges carry traffic to Bolgatty, Vypin and the Vallarpadam container terminal. Rail travel starts at Ernakulam North, and Cochin International Airport is roughly 30 km north by road.

Prestige Neptune Courtyard plans range from a 2,098 sq ft three-bedroom flat to an 11,877 sq ft triplex, all with large rooms and wide windows on the water. Towers 1, 2, 5, 6 and 7 hold the 2,223 sq ft and 2,098 sq ft three-bedroom types, and towers 2 and 5 add one of 2,149 sq ft. Towers 3 and 4 have a 2,852 sq ft three-bedroom home with a family room.
Four-bedroom flats measure between 2,675 and 2,895 sq ft, with a middle size of 2,744 sq ft. The four duplex designs run from 3,676 sq ft through two 3,935 sq ft layouts to a 4,706 sq ft home whose living room rises two floors. Types D and G each have quarters for a maid, with a bathroom.
Crowning towers 1 and 7 and towers 3 and 4 are the triplexes of 11,877, 10,819 and 9,542 sq ft. Each has five bedrooms, a pool of its own, a Jacuzzi and an open deck.
Amenities
Prestige Neptune Courtyard has a waterside clubhouse with a lounge and the main pool, plus a Sky Club up on the 13th floor. With cars kept off the grounds, the open areas are for walking and play. The amenities are:

Prestige Neptune Courtyard RERA and Approvals
Prestige Neptune Courtyard reached completion in 2011-12, well before the RERA law applied to projects in Kerala, and so it has no RERA number. A resale buyer should verify the title chain, the occupancy certificate and the tax and maintenance dues on the home being bought.
Prestige Neptune Courtyard Construction Status
Prestige Neptune Courtyard has been complete since 2011-12, when Prestige Group finished all seven towers and the shared facilities. The clubhouse, pools, Sky Club and waterside promenade were handed over with the homes. It is an established, occupied community today. Possession of a resale home follows the registration of the sale.
