Prestige Gardenia Estate Phase 2 is an ongoing gated plot layout by Prestige Group at Gundlahalli in Devanahalli, spread over 20.97 acres. Karnataka RERA registered it for 195 house plots, half a dozen parks and a pair of civic amenity sites. Launched in 2026 on the heels of a sold-out first phase, this release has been fully booked as well.
Anyone hoping to own a plot here now has to find an owner willing to sell. Plots use 44,581 square metres of the 84,881 square metres registered, and streets, green spaces and civic land take up the remainder. Buyers receive a plot with services laid to it, then put up a house of their own design after handover of the layout.

Prestige Gardenia Estate Phase 2 Price Details
Prestige Gardenia Estate Phase 2 is fully booked, so Prestige Group no longer sells plots in it and any purchase today is a resale. Owners price their plots on area, outline, direction and frontage, and a site facing a park or a broader road usually costs more. Stamp duty, registration fees and the optional Club Gardenia membership are paid in addition.

Prestige Gardenia Estate Phase 2 is located at Gundlahalli, a village on the north-western side of Devanahalli town, within Kasaba Hobli and PIN 562110. The STRR and NH 44 both pass within easy reach, and Kempegowda airport is a short trip by road. Water is drawn from borewells and from Bidlur's gram panchayat.
Devanahalli's old fort, KIADB's aerospace park and Signature Business Park are all a few kilometres off. Bhartiya Mall and the Embassy riding school are nearby as well, while the highway heads south through Yelahanka to Hebbal. Our Devanahalli listings show other plots and homes close by.

Prestige Gardenia Estate Phase 2 Plot Sizes
Prestige Gardenia Estate Phase 2 plots follow four regular sizes, and many others take custom shapes to suit the land. Counts for the regular sizes run as follows:
- Twenty-eight plots of 1,202 sq ft, roughly 30 by 40 feet
- Twenty-nine plots of 1,501 sq ft, roughly 30 by 50 feet
- Sixteen plots of 3,270 sq ft, roughly 41 by 80 feet
- Thirty-six plots of 3,999 sq ft, roughly 50 by 80 feet
That leaves 86 plots: 46 spread across ten more sizes between 1,510 and 4,520 sq ft, and 40 with irregular outlines. Before any site visit, we check the exact measurements and direction of the plot on offer.

Prestige Gardenia Estate Phase 2 residents are eligible for Club Gardenia, a clubhouse used by both phases, which Prestige Group retains and offers on an optional paid membership. Outdoor features planned inside the layout:

Prestige Gardenia Estate Phase 2 Specifications
Prestige Gardenia Estate Phase 2 plots come serviced, with water, electricity, drainage and data lines brought to each boundary. An 18 m road forms the entrance, and the inner streets are 12 metres or 9 metres wide, with tarred carriageways and trees planted along them. Street lighting uses LED fittings, partly solar powered.
Wastewater goes to a central treatment plant and is then recycled for flushing and garden use. Drinking water passes through its own treatment plant, kitchen waste goes to an organic converter, and recharge pits capture rain. Standby generators back up the common areas, and RFID barriers and CCTV cameras guard the gate.
Prestige Gardenia Estate Phase 2 RERA and Approvals
Prestige Gardenia Estate Phase 2 received its K-RERA registration on 8 June 2026, with the code PRM/KA/RERA/1250/303/PR/080626/008705. Its promoter, Prestige Estates Projects Ltd, registered 195 plots over 84,881 square metres. Layout plan STRRPA/TP/LAO/44/2025-26 won approval in March 2026 from STRRPA, which plans the ring road corridor.
Prestige Gardenia Estate Phase 2 Construction Status
Prestige Gardenia Estate Phase 2 is in the earliest stage of work, which began on 1 May 2026. By the end of June 2026 the quarterly update recorded 1% progress. Roads, services and parks have to be ready by the registered deadline of 31 October 2027, and we are happy to share fresh site photos before you go.
