Godrej Park Retreat Phase 2 is a 563-home apartment development from Godrej Properties on 4.88 acres at Kodathi village, a short drive off Sarjapura Road in Bangalore. Only one flat was left unbooked by mid-2026. Its six towers carry the letters J through P. Godrej's July 2026 progress filing showed 95% of the work done, against a registered deadline in June 2028.
The phase is built mainly around 2 BHK homes, which number 326. A further 220 have three bedrooms, and just 17 are one-bedroom flats. A standard 2 BHK offers close to 679 sq ft of carpet, around 1,103 sq ft saleable, while a 3 BHK has 845 sq ft of carpet at the low end and 914 at the top.
The three towers lettered J to L reach 27 floors, and the other three are shorter at 15 floors. Each rises from a stilt level above one basement, and every home is allotted a single covered parking bay.
Clubhouse, gardens and courts are shared with Godrej Park Retreat, the first registration on this campus. With the developer's stock all but gone, most deals here will be resales or booking transfers. Its larger layouts suit households wanting extra space close to Sarjapur Road offices.

Godrej Park Retreat Phase 2 is close to fully allotted, with 562 of 563 homes booked in the July 2026 filing. The one open home was a 3 BHK in Tower P, and we can check whether it has since gone.
Godrej Properties keeps no public rate card for the phase now. Buyers mostly negotiate with allottees ready to sell, and the agreed sum reflects floor, direction and instalments already paid. Registration costs and stamp duty are charged over and above that sum.

Godrej Park Retreat Phase 2 is at Kodathi, a Bengaluru East village near Carmelaram on Sarjapur Road, postal code 560087. Two metro stations are proposed nearby: Carmelaram, around six minutes by car, and Iblur, roughly 15 minutes.
Several business parks are within easy reach. Embassy Tech Village is roughly 13 minutes away, while Cessna Business Park needs around 14. RMZ Ecospace takes close to 15 minutes, and Global Technology Park nearly 16.
The CMR Gandhi school is only about four minutes from the gate, and Oakridge International School about 13. Two hospitals, Natus and Belenus Champion, are each roughly seven minutes away by road. These timings reflect quiet traffic, and other homes in the area are on our Sarjapura Road page.

Godrej Park Retreat Phase 2 layouts span one, two and three bedrooms, each tagged "Luxe" on the registration. Carpet sizes here have been worked out in sq ft and rounded off:
- 1 BHK: near 428 sq ft for the 15 homes in Tower P, plus a pair of near 591 sq ft split between the K and L towers
- 2 BHK: near 680 sq ft for almost all 326 homes, with two bigger layouts of roughly 814 or 820 sq ft in size
- 3 BHK: between 845 and roughly 914 sq ft across 220 homes, mostly found in J, M and N
Counted as saleable area, the usual 2 BHK measures roughly 1,103 sq ft. A three-bedroom plan with two bathrooms reaches about 1,346 sq ft, and the version with three bathrooms about 1,430 sq ft of saleable space.
Amenities
Godrej Park Retreat Phase 2 draws on the campus amenities plan, centred on a three-level (G+2) clubhouse of close to 28,000 sq ft. Its landscape list runs to 54 features, and the podium gardens cover roughly 1.72 acres. Some of the features are:
- Main pool, children's pool and a lounger deck
- Courts for futsal, tennis, basketball and beach volleyball
- Bamboo grove, urban forest, Miyawaki planting and fruit orchard
- Rock wall, zip line, adventure area and toddlers' play lot
- Camping lawn, bonfire pits, hammock corner and star gazing spot
- Zen garden, reflexology path, open-air yoga and pet park
Godrej describes these facilities as serving the campus now and in its later phases. They pass to owners on the terms of each agreement, so ask on site which are already open.

Godrej Park Retreat Phase 2 RERA and Approvals
Godrej Park Retreat Phase 2 was approved by Karnataka RERA in July 2023 under PRM/KA/RERA/1251/446/PR/130723/006056. Its promoter, Godrej Properties Limited, owns the whole of the land. The BDA passed the building plan in April 2023.
Approvals filed alongside it come from the fire service, the airport authority, BESCOM and BSNL, together with pollution board consent and state environmental clearance. Towers A to H carry Phase 1's own number, so check that any agreement quotes 006056 before a token is paid.
Godrej Park Retreat Phase 2 Construction Status
Godrej Park Retreat Phase 2 construction was put at 95% in the quarterly filing of 13 July 2026. Half the towers, the three 15-floor ones, were reported complete. J and L had reached 98%, with K at 97%. The deadline is 1 June 2028, and handover waits on an occupancy certificate.
