TVS Emerald in Bangalore: Five Projects Ranked by Completion Date, With Buyer Checks

Shortlisting TVS Emerald in Bangalore means choosing among five separate projects, not one. Scale, price, locality and handover all differ, and each project has its own registered company. This guide arranges them by completion date, compares them and lists the checks that apply across the board.
Registered Completion Dates at a Glance
The table follows the Karnataka RERA records, ordered from the nearest completion date to the furthest.
| Project | Registered completion | Homes | Built form | Land | Locality |
|---|---|---|---|---|---|
| TVS Emerald Jardin | 31 July 2027 | 581 | Four blocks, 18 floors each | About 5.7 acres | Singasandra, off Hosur Road |
| TVS Emerald Isle of Trees | 29 May 2028 | 154 | Two towers, 14 floors each | About 2.7 acres | Rachenahalli |
| TVS Emerald Auralis | 30 June 2030 | 393 | Six towers, 12 floors each | About 3.71 acres | Kattigenahalli, Bellahalli Main Road |
| TVS Emerald Cascadia | 31 August 2030 | 63 | One tower, 22 floors | About 1.15 acres | Mission Road |
| TVS Emerald Altura | 29 March 2033 | 975 | Twelve towers, 12 floors each | About 11.1 acres | Sathanur, Bagalur Road |
The developer also sells plots near Hosur. Since they are in Tamil Nadu, that state's approval process, registration rules and stamp duty apply to them, and they are left out of this comparison.
The Developer's Story
Emerald Haven Realty Limited was the name when the company was set up at Chennai during 2012. The TVS Group behind it was founded in 1911 and is known for making two-wheelers, as well as auto components. Sriram Iyer holds the posts of president and CEO.
The larger share of the company's work is in Chennai, covering apartments, villas and plotted land. Bangalore was a later addition, and nearly all its launches are still under construction, so buyers assess the brand by Chennai deliveries and by local progress.
Project Notes, Closest to Handover First
TVS Emerald Jardin covers land spread over the villages of Singasandra and Basapura and is the project nearest to handover. The 581 homes are of 1 BHK, 2 BHK and 3 BHK types, which makes this the group's entry-level option. Every one has been sold by the developer, so any purchase now is a resale.
Isle of Trees has three- and four-bedroom plans, and the developer has none left. The May 2026 update recorded 71% progress. It is one of three projects in North Bangalore, alongside Auralis and Altura.
REVA University is the landmark for Auralis. The 2 BHK homes there are sold out, and the 3 BHK ones start at Rs. 212 Lakhs. Altura has the most homes, from Rs. 140 Lakhs, and the latest completion.
TVS Emerald Cascadia is different again. A single tower holds 63 spacious homes at the heart of the city, in three-bedroom, four-bedroom and penthouse layouts. A 4 BHK begins at Rs. 928 Lakhs, and the May 2026 update recorded 26% progress.
Common Threads
Several features recur across the five registrations.
- Registered completion comes four to seven years after construction begins.
- Towers in the north run from 12 to 14 floors, so they are mid-rise.
- Excluding Cascadia, two- and three-bedroom homes lead the mix.
- The three northern sites keep between 72% and 81% of their land open.
- Carpet area comes to a bit over three-fifths of saleable area at the two newest projects.
Homes per acre vary widely. Cascadia has about 55 and Isle of Trees about 57, which leaves more land for each home, while Altura has about 88 and Auralis about 106.
Five Companies, Five Registrations
Every project has a different promoter, and the buyer's agreement, receipts and RERA account all belong to that company. The pairings are below.
- Emerald Haven Properties Private Limited promotes Altura.
- Emerald Haven Residences Private Limited promotes Auralis.
- Emerald Haven Realty Limited promotes Cascadia.
- Happiness Harmony Property Developers Private Limited promotes Isle of Trees.
- Emerald Haven Development Limited promotes Jardin.
Big developers often organise themselves this way. Whatever the structure, the promoter listed under RERA is the name to look for on the agreement, on each receipt and on the bank account, and money belongs only in the project account listed there.
What to Verify Before Booking
Protection comes from the paperwork of each project and not from the brand. Use the following with each of the five.
- The project's RERA registration: number, promoter and registered finish date
- Progress in the newest quarterly update against what is visible at the chosen tower
- The carpet area given in the agreement for the specific unit
- The registered water supply, which changes from project to project
- Covered parking spaces compared with the number of homes
- A cost sheet splitting out corpus, maintenance, club fees and GST
- A payment schedule that follows construction closely
Check the water in each project. Borewells and Sathanur's gram panchayat serve Altura, BWSSB and tankers serve Auralis, and BWSSB supply alone serves Isle of Trees and Cascadia. What the water costs to run feeds into monthly maintenance.
Duration matters as well, since payments at Altura continue until 2033 and at Auralis until 2030. A buyer who pays rent and a loan instalment at once should total both over the full period.
Which One Fits Whom
Jardin gives a compact home close to Electronic City, available through resale. Cascadia is for a household that wants a large central home and has the budget. A 3 BHK arrives sooner at Auralis. Altura needs more patience, but its two- and three-bedroom homes cost less per sq ft.
Seeing both northern sites in a single day makes their scale and surroundings easy to compare. Ask our team for today's price lists and for the homes that remain open in whichever TVS Emerald project interests you.
