Where Will Your Flat's Water Come From? A Bangalore Buyer's Checklist

Buyers in Bangalore compare floor plans and amenities for weeks, then learn about the water arrangements after moving in. That order is backwards. The source of supply shapes the monthly bill, the summer anxiety and even how easily the flat resells. Here is what to know and what to ask.
Follow the Pipe
Most piped water here begins in the Cauvery river and travels about 100 km before it reaches the city. The utility, BWSSB, built the pipelines over decades in separate phases. Inner neighbourhoods are well connected, while the outskirts leaned on borewells and tanker lorries because the mains came late or stayed away.
The gap shows most clearly in the 110 villages the corporation absorbed in 2007. Many recent apartment projects in the east and north went up there. For each of them, the real question is whether a pipe from the mains has reached the gate.
Reading Stage V Correctly
Stage V of the Cauvery scheme went live on 16 October 2024, bringing 775 million litres every day. Most of it is meant for those villages, with the Japanese agency JICA backing the funding. A state order of January 2025 made Cauvery connections compulsory for apartment complexes.
Bulk water is available, but laying pipe down each street and into each building is a separate task. Early connection numbers fell short of plan, and some villages waited longer because of land disputes at reservoir sites. Treat the scheme boundary as a hint, and confirm supply to the exact building.
Patterns by Neighbourhood
Streets differ, so this is only a starting guess. Malleshwaram, Jayanagar, Indiranagar and Basavanagudi have long had Cauvery supply. Hennur Road, Sarjapur Road, Mahadevapura and Whitefield partly belong to the newer belt, where coverage is rising but uneven.
Farther out, projects near Bagalur and Devanahalli in North Bangalore, as well as Hoskote in the east, are often outside the board's network. They manage with borewells, tankers and recycled supply. Central Ground Water Board data puts groundwater in most of Bangalore Urban district in the over-exploited class, so a borewell that works now may weaken later.
What Tankers Cost Residents
Where the Cauvery line does not work, the building has to buy water, and the expense lands on owners through maintenance. Rates climb between March and May, when everyone needs more. The total depends on the number of homes, the borewell depth and how well the building recycles.
In May 2025 the board began a tanker service called Sanchari Cauvery to steady a chaotic market. Rs. 740 buys a 6,000-litre tanker delivered inside a 2 km radius of the filling station, then more for each additional km. Associations can book in bulk, a useful fallback when a summer turns harsh.
Seven Questions for the Sales Team
Sales material gives water a single line. Put these to the seller or the sales desk, in writing if possible:
- Is a BWSSB connection in place or at least applied for, and can the paperwork be seen?
- How is a typical day's supply divided among Cauvery, borewell, tanker and recycled water?
- How many borewells serve the building, how deep are they, and has their output fallen?
- How large is the treatment plant for sewage, and is its water used for flushing and gardens?
- Are the rainwater pits and storage tanks in working order?
- What is the total storage, counting both sump and overhead tanks?
- What do residents of a nearby finished project report about tankers and bills, ideally from April or May?
For Launches Under Construction
There is no finished system to inspect, so inspect the plan. Find out when the developer will apply to the water board and who bears the connection charges. Buyers often pay them at possession, so they should be written into the cost sheet at the start.
Karnataka requires large complexes to treat sewage and harvest rainwater. Quality of equipment varies widely between builders. An older project by the same developer is the best place to see how the systems age.
For Resale Flats
An existing home leaves a paper trail. Ask the seller or the residents' body for the latest water invoices and maintenance accounts, preferably from the summer. If Cauvery supply is live, the building has a metered account carrying an RR number.
Look for unpaid dues before registration, since arrears stay attached to the connection. Afterwards, shift the account to the buyer's name together with other utilities.
Fitting Water Into the Decision
Borewell-based supply need not rule a project out, particularly if the price is set with it in mind and recycling is good. The aim is to count what water will cost beside the EMI and maintenance, instead of learning after handover. In quickly growing parts of East Bangalore or around the airport, treat this check as equal to title and approvals.
More Cauvery capacity is on the drawing board, yet no date is firm enough to build a purchase on. A project with a connection in hand, or a funded plan behind one, carries less risk. Our team can assemble the answers for a shortlist before any booking.
