Total Environment in Bangalore: What the Phase Dates Mean for a Buyer

Buying from Total Environment means paying for design and then waiting for it to be built. The company draws every project afresh, gives most homes a private garden and leans on exposed brick, stone and wood. This article explains the firm, its Bangalore communities, the completion date on file for each phase and how to protect a booking.
Reading the Dates First
The phase-wise record on the state RERA website tells the most about this developer. Every phase is registered on its own, so dates differ even inside one project. The table lists what was on file on 3 October 2026, ordered by current completion date.

Phases registered in 2017 and 2018 have largely slipped, a few by between two and four years. Newer phases begin with long timelines, and the dates on file for them run from 2028 to 2032.
What the Wait Costs
A long build lifts the real price of a home though the quoted price stays put. Rent and loan instalments overlap throughout, and with a construction-linked plan the interest bill grows as stages are drawn. Try the EMI calculator to gauge the instalment before booking.
Plan around the date on the registration, which is the promoter's commitment under the Act. Ask for the identical date in the sale agreement for that phase. Once it has passed, section 18 lets the buyer claim interest on the delay or take a refund with interest.
A highly individual home may also take longer to resell than a standard apartment. The large ticket size narrows the pool of buyers at any moment.
The Company and Its Founders
Total Environment was founded in Bangalore during 1996 by the architect couple Kamal Sagar and Shibanee Sagar. Kamal Sagar now leads it as chairman and managing director. Design and construction happen under one roof, along with a large part of the carpentry and interior work. A summary of the city homes is on the Total Environment page.
As a private company it shares limited financial information. Group companies hold the registrations, among them Total Environment Habitat, Total Environment Constructions and Total Environment Building Systems. The sale agreement names the entity whose registration needs reading.
What a Total Environment Home Looks Like
Terraces with planted soil beds and drip watering are part of most apartments, even above the ground floor. Walls in exposed brick or concrete are common, and the handover usually includes kitchens, wardrobes and carpentry.
Names for the projects are borrowed from songs and books. Plans are roomy, many with a study, home office or staff room, and buyers generally choose among interior finishes, which lengthens the design process.
Pricing follows from this approach. A rate that looks high is paying for finished interiors, terraces and fewer homes per acre than a regular tower. Comparisons with other projects should therefore weigh what each home includes.
Communities Across the City
The company has built in several directions, and a few projects lie outside the city limits. They are grouped by area below.
- North Bangalore: villas and apartments in After the Rain at Yelahanka, Down by the Water at Jakkur (August 2024), and the Hennur Road community In That Quiet Earth, whose last tower dates from 2025
- East Bangalore: two Whitefield neighbourhoods, one finished (Windmills of Your Mind, with apartments and villas) and one still being added to in stages (Pursuit of a Radical Rhapsody)
- South Bangalore: two apartment projects, which are The Magic Faraway Tree off Kanakapura Road and Learning to Fly in JP Nagar
- Outside the city: villas called Over the Rainbow near Nandi Hills (Chikkaballapura district), and a plotted layout, Tangled Up in Green, registered at Devanahalli in January 2024
Is It the Right Match?
The homes will please a buyer planning decades of residence, who prizes design, gardens and finished interiors over an early move-in. So is a family whose current home is already settled and who can afford to wait. If keys are required by a set date, a completed Total Environment home or another builder's ready project is the better answer.
Before You Book
Seven steps apply to every home from this developer, new or resale.
- Pull up the Karnataka RERA page for the phase or tower, and note down who the promoter is, its registration number and the completion date.
- Set the quarterly progress filings for that phase against the work visible on site.
- Have the carpet area quoted in sq ft, and the garden terrace figure quoted apart from it.
- Get a cost sheet that spells out GST, car parking, club fees, interior upgrades and maintenance deposits.
- Confirm that the agreement's handover date and its clause on delay match the registered date.
- If the home is complete, ask to see its occupancy certificate and the khata for the block.
- Spend an afternoon in a finished community, Windmills of Your Mind for instance, and look at how the gardens and finishes have held up.
These steps are equally useful when weighing other developers. For current prices on any Total Environment project, ask our team, and look on the project pages for the registration number.
