Sobha Limited's 2025-26 Results and What They Say to Bangalore Buyers

Two sets of Sobha numbers matter to someone shopping for a flat in Bangalore: the full-year results declared on 4 May 2026 and those of the quarter from April to June 2026. Sobha Limited is a Bangalore-based listed builder, and both releases set records. Below, the figures are laid out, then turned into practical questions for a buyer.
Year to March 2026 in a Table
The financial year ran from April 2025 to 31 March 2026.
| Measure | FY26 |
|---|---|
| Home sales | Around Rs. 8,136 Crore, a 30% rise from the earlier year's Rs. 6,277 Crore |
| Area sold | 55.4 lakh sq ft, averaging Rs. 14,675 a square foot, which is 9% higher |
| Cash collected | Around Rs. 7,798 Crore, including receipts beyond customers |
| Revenue | An estimated Rs. 5,384 Crore after a 29% increase |
| Profit after tax | Around Rs. 193 Crore, more than double the earlier figure |
| Delivered | 3,188 homes with saleable area of 54.0 lakh sq ft |
| Launched | Nine new projects in six cities, 60.1 lakh sq ft |
January to March 2026, the last three months, brought sales of around Rs. 2,039 Crore, and Bangalore delivered just over half. Quarterly revenue was an estimated Rs. 2,030 Crore, with an after-tax profit of around Rs. 92 Crore. The board recommended a dividend of Rs. 6 for each share.
Is the Builder Financially Safe to Buy From?
For a flat still under construction, the question is whether the developer can finish it. By March 2026's close, Sobha reported cash of around Rs. 1,802 Crore against gross borrowing of around Rs. 1,002 Crore. A surplus of about Rs. 800 Crore is rare among large listed developers.
Operations produced net cash of around Rs. 1,637 Crore across the year. That points to buyers paying on schedule and money reaching construction sites. A cash cushion also protects a builder from costlier borrowing or a slow stretch of bookings.
Then there is the order book. Revenue is recognised only when a project is complete, so sold homes worth around Rs. 18,647 Crore were still waiting for recognition in March 2026. In simple terms, that is the construction and delivery the company owes its buyers.
The Bangalore Share
Bangalore accounted for around Rs. 4,478 Crore, which is 55% and the best result the company has had in the city. The NCR followed at 30%, worth around Rs. 2,455 Crore, and Kerala added an estimated Rs. 808 Crore.
In the last quarter of the year, one new project came from this city. It was Sobha Altair, close to Sobha Royal Pavilion in East Bangalore, with 207 homes of three or four bedrooms on 3.31 acres. The two other launches took place in Greater Noida and Thiruvananthapuram.
Hoskote and the June Quarter
Management planned roughly 1 crore sq ft of launches during 2026-27, from a pipeline of 206.7 lakh sq ft at the design or approval stage. The cities it named were Hyderabad, Gurgaon, Pune, Thrissur and Bangalore. The largest item was Hoskote, with an expected sales value of around Rs. 7,000 Crore.
Sobha One World was unveiled in the April to June 2026 period. This East Bangalore development on 47.4 acres plans 3,484 homes over 53.9 lakh sq ft, and 2,249 homes were offered in its first phase. Another opening was Sobha Sacred Grove, a 26-acre layout with 388 plots in Chikka Tirupathi.
Results for that quarter were announced on 20 July 2026. They included:
- Sales value up 76% on the matching quarter a year before, at around Rs. 3,656 Crore
- A Bangalore contribution that was 56.5%, or around Rs. 2,067 Crore
- Homes and plots sold numbering 1,432, averaging Rs. 15,655 a square foot
- Money collected: an estimated Rs. 1,924 Crore
- Cash exceeding debt by an estimated Rs. 659 Crore on 30 June 2026
Reading It as a Buyer
Strong figures help in some ways and leave other risks alone. The balance of that is summarised here:
- A cash-rich builder with regular collections is less likely to stall mid-build
- Launch prices may stay firm after a year in which average price rose 9%
- Homebuyers looking east get more choice as Hoskote adds towers and phases
- Township handovers take several years, and new phases open only once earlier ones sell
- Every project has separate land, approvals, escrow and completion dates
A large order book is both an assurance of income and a heavy workload. The quarterly progress report filed under Karnataka RERA shows whether a specific tower is on time.
The company makes concrete products, glazing, metal work and interiors in-house, and builds its claim to quality finish on that. The best test is an older Sobha community. Lobbies, lifts, paint and woodwork after a few years of use are more telling than a sample flat.
Paperwork to Review First
Financial strength opens the door, and the documents close the deal. When considering any Sobha home in Bangalore:
- Search the project name on the state RERA website and write down its registration number and the date it is due for completion.
- Find out which phase and tower holds your flat, since larger projects are registered in sections.
- Download the most recent progress report for the tower.
- Check that the carpet area and parking in your agreement tally with the unit list on RERA.
- Request a full cost sheet that itemises GST, deposits, club fees and floor-rise charges.
- Read the sections about possession and compensation for delay.
- Pay only into the project account designated under RERA.
Homes priced above Rs. 45 Lakhs attract 5.6% stamp duty plus 2% registration. Calculate your instalment and the cash required before booking, ideally ahead of the site visit. We can pass on prices and availability of Sobha projects around the city if asked.
