Provident Sunworth City apartments

If a flat on the edge of Bangalore is on your list, a Provident Housing township is likely to be on it too. Provident is the mid-priced arm of Puravankara. What follows is a plain account of the company, its sites near Bangalore, the limits of the parent's guarantee and what to verify before booking.

Reading the Provident and Purva Split

The group has two brands. Purva carries the premium projects, and Provident carries the mid-income ones. Provident was created in 2008 and belongs entirely to Puravankara, the listed company founded in 1975.

Puravankara's head office is on Ulsoor Road, Bangalore. Provident shares that registered office and the top management. The company's phrase for its homes is affordable luxury. Alphabetically, its nine cities are Bangalore, Chennai, Coimbatore, Goa, Hyderabad, Kochi, Mangalore, Mumbai and Pune.

  • Delivered so far: some 14,000 homes, built-up 12.8 million sq ft
  • Now rising: some 11,000 homes, near 7.2 million sq ft
  • In the pipeline or awaiting sanction: close to 5.2 million sq ft

Since 2012 Provident has used precast methods for housing. Slabs and walls cast off site are put together on the plot, so repeated mid-rise towers go up faster.

The Bangalore Sites at a Glance

All the Bangalore projects are on the main roads leading out of town, where big plots exist. Most are phased townships. Their status today is in the table.

TownshipPart of BangaloreCurrent status

BotanicoEast, Hoskote talukRegistered March 2024; handover September 2028
DeansgateNorth, Devanahalli talukHandovers set for May 2027 and March 2028

The biggest by far is Provident Sunworth City, a 60-acre community whose six Equinox phases hold 2,880 homes. The ongoing launches are Provident Botanico in the east and Provident Deansgate in the north.

Flat Sizes and What They Cost

The usual layout is a group of towers, 12 to 14 floors each, around a clubhouse and sports space. Flats are on the smaller side. At Sunworth City the two-bedroom comes with roughly 628 sq ft of living space measured as carpet, and the space-saving three-bedroom with roughly 775 sq ft.

That compact footprint lowers the total outlay compared with a Purva home, even where the per-sq-ft rate is similar. Newer phases include a three-bedroom with three bathrooms, with a carpet of around 1,260 sq ft. Current Bangalore phases open at about Rs. 1 Crore, which makes mid-income a fairer label than budget.

What the Parent Does and Does Not Guarantee

Start with the plus side. Puravankara recorded Rs. 7,407 Crore in sales for 2025-26, the largest yearly figure it has reported, and its audited quarterly results are public.

The minus side is timing. A strong parent rarely abandons a project, yet delays still occur. Delays hit Park Square (five phases) and the first pair of Equinox phases, which ran beyond their original dates, partly in the pandemic years. Keep a cushion beyond whichever date is registered.

Check also who the promoter is. Deansgate and Park Square are registered under Puravankara Limited as promoter, but Provident Housing Limited holds that role for Botanico and the Equinox blocks. The agreement for sale is signed with whichever entity is on the registration.

Finished Flat or Launch Phase?

A phased township lets a buyer choose between a built home and one still to come. The first needs no GST, and a buyer can walk through the flat and meet current residents before deciding. The second is paid in instalments that attract GST, and it depends entirely on the promised handover.

Both routes end with 2% registration and stamp duty of 5.6% after cess and surcharge. A late-phase buyer should also expect to live beside construction for some years. The site plan reveals which blocks are still pending and how near they are to a given tower.

A Fit for Whom?

Provident suits people buying a first home, and couples with young children, who want a gated campus with every amenity and a builder whose parent is listed. They must be content with the city's edge and a metro or car commute. A compact 3 BHK gives a third room for a 2 BHK budget.

It will not suit anyone who wants big rooms, a prime central location or a boutique-sized project. It also disappoints people whose office is far from these roads, because nearly all Provident sites are a long way beyond the Outer Ring Road.

Your Pre-Booking Checklist

Whichever Provident township appeals, run through these points:

  1. Identify the exact phase, then read its Karnataka RERA record online.
  2. Match the promoter in that record with the one in your agreement for sale.
  3. Judge value by carpet area and the price for each sq ft of it.
  4. Read the completion date, earlier extensions and the clause on delay compensation.
  5. Ask whether parking is included, as covered spaces can be fewer than homes in some phases.
  6. For a built flat, obtain the occupancy certificate for the tower, the khata and a no-dues letter from the association.
  7. Ask how township upkeep is split among phases and what the current monthly charge is.
  8. Before paying anything, study the booking form's rules on cancellation and refunds.

Our team can send the current price sheets and phase notes for the Provident projects we list. A short visit to an inhabited block in the same township shows quickly how this builder constructs and maintains.
