Adarsh Welkin Park Apartments apartments

A 51-acre township in South-East Bangalore is taking shape in Choodasandra, and its apartment phase is called Adarsh Welkin Park Apartments. Adarsh Developers is building it, RERA lists it as the township's second phase, and prices begin at Rs. 1.53 Crore. This guide goes through what is on offer, the total a buyer pays, the registration details and the questions for the sales team.

The Township and the Towers

Apartments share the land with villas and shops. The apartment phase has eight towers, each rising 25 storeys, on Rayasandra Main Road. Buyers pick from three finish levels, Smart, Premium and Ultra Premium, in 3 BHK and 2.5 BHK sizes, and handover is planned from December 2028.

The scale suits buyers who value a full amenity plan and an established community. It is a weaker match for anyone who wants a few quiet blocks and low density.

Registration and Handover Dates

Registration number PRM/KA/RERA/1251/308/PR/080725/007900 was issued by Karnataka RERA on 8 July 2025. Akarshak Realty Private Limited is named as promoter, with land at Gattahalli Village in Anekal Taluk. The portal shows 31 March 2030 as the proposed finish date.

The developer's own target of December 2028 comes well before that. What binds is the date typed into the sale agreement, so go through it and the delay terms before signing.

Sizes and Prices of Each Plan

The smaller homes are 2.5 BHK, and every plan is priced as a range. The Smart grade measuring 1,368 sq ft costs Rs. 1.53-1.61 Crore, and the 1,400 sq ft plan costs Rs. 1.56-1.65 Crore. In the Premium grade, the 1,368 sq ft plan is Rs. 1.57-1.66 Crore and the 1,413 sq ft plan is Rs. 1.62-1.72 Crore.

For 3 BHK, the Premium plan of 1,868 sq ft costs Rs. 2.25-2.37 Crore, and the 1,906 sq ft Premium plan costs Rs. 2.30-2.42 Crore. Ultra Premium comes in 1,804 sq ft at Rs. 2.27-2.41 Crore and 1,876 sq ft at Rs. 2.35-2.50 Crore. Every area quoted is built-up.

By the square foot, prices span roughly Rs. 11,200 to Rs. 13,300. Two plans share one area but differ in price, so grade counts for as much as size. The phase also contains bigger four-bedroom sky residences, and we hold their details.

What Else Goes Into the Total

The price band is only the base amount. An under-construction home carries 5% GST. For homes over Rs. 45 Lakhs, Karnataka stamp duty is 5% plus surcharges, and registration takes another 2%.

Upper floors and the best views cost extra in a tall tower, through separate premiums. Buyers also pay for parking, club membership and a maintenance deposit. Because payments follow construction stages, line up the loan with that schedule and test the instalment on the EMI calculator.

Roads, Metro and Work Locations

Three main roads, Sarjapura Road, Hosa Road and Hosur Road, come together near Choodasandra. Residents therefore have several routes towards Sarjapur Road offices, HSR Layout and Electronic City. Our Sarjapura Road page describes the wider neighbourhood.

The Yellow Line of Namma Metro runs along Hosur Road, with stations at Hosa Road and Electronic City a short drive off. Heavy traffic at peak hours is normal on these roads, which makes a trial commute on a weekday worthwhile.

Facilities Planned

Amenities centre on a shared clubhouse that holds a gym, an indoor games room and swimming pools. Gardens include a jogging track, and the plan adds sports courts, a health centre and play space for children. There is also an amphitheatre, a multipurpose party area and shops.

Villa residents and apartment owners will draw on the same facilities. Find out which of them are ready on handover day and how the maintenance cost is split.

Developer Background

Adarsh Developers has been active since 1988, mostly in Bellandur and along Sarjapur Road. Its villa community here is already visible, so a visit shows how the township is progressing.

Questions to Settle Before Booking

With a project this big, certain answers should be in writing before any money changes hands. The main ones are these:

  • The RERA number and completion date, matched against the state portal
  • How many homes the phase has and how many lifts serve each tower
  • A specification sheet that sets the three grades apart
  • Carpet area for the home in question, since quoted areas are built-up
  • A quote for the exact unit with every premium shown
  • A peak-hour drive to the workplace

Rates change with floor and grade. Our team can share current prices unit by unit and set up a site visit.
