Adarsh Tranqville, Chikkagubbi: Villa Sizes, RERA Status, Costs and Checks (October 2026)

Adarsh Tranqville is an enclave built by Adarsh Developers on 14 acres at Chikkagubbi Village, in the countryside north of Hennur Road. It has 106 villas with private gardens, sold as 3.5 and 4 BHK homes. The sections below cover the layouts, the registration trail, what a purchase costs in full and the questions to put to a seller.
Snapshot
The main facts about the project are gathered in this table.
| Point | Detail |
|---|---|
| Developer | Adarsh Developers; the promoter on record is Varin Infra Projects |
| Where | Bangalore East Taluk, then Bidarahalli Hobli, then Chikkagubbi Village; pincode 562149 |
| Survey numbers | 95/2, 95/1 and 92 |
| Land | 57,338 sq m, which is 14 acres |
| Open space | About 67%, leaving seven or eight villas per acre |
| Plan sanction | Bangalore Development Authority |
The Two Layouts
Plot size decides villa size here. Two plans are published, and the table sets them side by side.
| Layout | Plot area | Built-up area |
|---|---|---|
| Semi-detached, facing east | 2,600 sq ft | 3,172 sq ft |
| Facing west, with basement | 3,445 sq ft | 4,856 sq ft |
Carpet areas span roughly 2,180 sq ft (smallest 3.5 BHK unit) to 3,200 sq ft (largest 4 BHK unit). Each house comes with its own garden and a rear yard, and quiet lanes separate the rows. Obtain the sanctioned plan for that exact villa, since plot, facing and basement weigh more on price than the number of rooms.
Whom It Suits
People who want a house of their own with a garden, but within a managed estate, are the natural buyers. The address favours those whose offices are around the airport belt, Hebbal or Manyata. Villa upkeep and prices are high, so someone after a smaller flat or a lift-served block will find more choice among the apartments of Hennur Road.
Reaching the Site
The site is near the north-eastern limit of the city. Road links go through Hennur Road, which joins the ORR close to Kalyan Nagar, and through Bagalur Road, which goes north towards the airport. New villa and low-rise schemes have multiplied in the surrounding villages.
Hennur Road has the closest schools, clinics and shops, reachable by a short drive from the entrance. Metro stations are distant, so plan for a car. Take the trip on a weekday at rush hour to see how long it really takes.
Registration and Timeline
Karnataka RERA registered the project on 10 December 2018, number PRM/KA/RERA/1251/446/PR/181210/002211, for 74 of the villas. The entry is public on the state RERA site. The plan comes from the Bangalore Development Authority.
The first deadline was 31 August 2020. Extensions carried it through 2021 and 2022 until 6 March 2026, and the first villas were handed over in 2022. For a buyer, this makes the occupancy certificate of the particular villa more important than the project date.
These are the papers to ask for:
- Title documents, together with an encumbrance certificate.
- The villa's occupancy certificate.
- The sanctioned plan, with the villa number, plot and constructed area marked.
- Khata and current tax receipt.
- If it is a resale, the owner's earlier purchase deed and proof that nothing is owed to the association.
Total Cost
Asking prices are available on request, as plot size and position differ from villa to villa. Find out if the house is unsold developer stock or an owner's resale, because the price and the paperwork both depend on it. The table lists the usual extras.
| Item | What applies |
|---|---|
| Stamp duty | 5.6% on purchases over Rs. 45 Lakhs in Karnataka, made up of 5% and cess plus surcharge |
| Registration | 2% of the value |
| GST | 5% on a purchase from the developer before the occupancy certificate |
| Community dues | Clubhouse fees, a maintenance deposit and, on a resale, unpaid dues |
| Legal work | Lawyer's fee for the title search and the deed |
Land comes with the house in a villa sale, so the registered value generally exceeds a flat's of similar size. To see an instalment before you approach a lender, try the EMI calculator.
Clubhouse and Services
Indoor games include billiards and snooker, and there are badminton and table tennis courts as well as an aerobics and yoga room. Residents also have a swimming pool, a children's pool, a gym, a spa and a health club. A convenience store and multi-purpose hall are on site, along with a children's play area and an outdoor court.
Security staff watch the gated entrance. Maintenance is billed monthly to cover internal roads, landscaping, the clubhouse and security staff, and the association can state the present charge.
About the Developer
Adarsh Developers has built in Bangalore since 1988, including flats, villas and plots. The Palm Retreat group of villas in Bellandur is one example. A cluster of its northern projects is near Hebbal, Hennur Road and the airport.
Questions Before You Pay
Since families already live here, the community can be seen before anything is paid. Cover these points:
- Verify the project's RERA entry and the villa's own details.
- Insist on seeing that villa's occupancy certificate.
- Get the plot measured against the sanctioned drawing.
- Look at the garden, drains and any basement after rain.
- Find out what maintenance costs each month and whether dues are pending.
- Get a cost sheet in which every charge has its own line.
Villas change hands now and then. We can tell you which are open and arrange a visit.
