Purva Codename Arbor Plots will carry a price on request until Puravankara sets the plot rate at launch. Once the price list is out, the rate per sq ft and the exact plot area together decide the base cost.

Corner and park-facing plots usually carry a premium, and development charges are often billed separately. GST does not apply to land, but registering the sale deed brings stamp duty and a registration fee. We will share the full cost break-up as soon as it is released.

Purva Codename Arbor Plots will offer four plot sizes, each giving the owner land to build on. The sizes and their areas are shown below:

• 30x40 ft plot: 1,200 sq ft of land
• 30x50 ft plot: 1,500 sq ft of land
• 30x60 ft plot: 1,800 sq ft of land
• 40x60 ft plot: 2,400 sq ft of land

The 30x40 plot suits a compact family house, while the 40x60 plot fits a bigger house with a garden. The final mix and plot numbers will follow the sanctioned layout.

Purva Codename Arbor Plots will need a Karnataka RERA registration before plots are sold, and we will share the number once it is granted. Nellukunte is outside the city corporation, so the layout plan is approved by the regional planning authority.

Buyers should ask for the land conversion order, the approved layout showing plot numbers, and the order releasing their plot. Title deeds, an encumbrance certificate covering the whole site and any joint development agreement complete the file. After registration, the khata is moved into the owner's name.

Purva Codename Arbor Plots remains in pre-launch, while the layout plan and handover schedule are being finalised by Puravankara. Site work on roads and services is expected to start after launch and registration.

Internal roads, drains, water lines and power usually come first in a plotted layout. We will share the development timeline once it is confirmed.
