Primus Olympia is an ongoing apartment project for senior living by Primus Life at Kumbalgodu, Bangalore, inside the 16-acre Gopalan Olympia township off Mysore Road. Primus manages 112 two-bedroom flats here as a serviced community for older people. Every flat follows one 680 sq ft plan, and prices begin at Rs. 98 Lakhs.
Gopalan Enterprises developed the township and holds its Karnataka RERA registration, which spans nine towers. Each block rises 13 storeys over a ground level and one basement. Work across the site touched 96% by June 2026, with completion due by 31 December 2026.

GST applies while the towers are being finished, with stamp duty and the registration fee due at the deed. Getting to the city
Heading east, Mysore Road passes Kengeri and Rajarajeshwari Nagar on its way into Bangalore. A ten-minute drive reaches both the Kengeri metro stop on the Purple Line and the NICE Road interchange. That ring road links to Tumkur Road in the north and to Electronic City in the south.
Places close by
Gopalan National School is two minutes from the gate, and a dental college hospital is about five. Eagleton golf resort and Gopalan Arcade are around 22 minutes out, while Global Village and Bangalore University take a little longer.

Primus Olympia offers a single 2 BHK layout of 680 sq ft built-up, which gives 442 sq ft inside the walls. Every room is on one floor, so a resident never meets a step indoors.
The home combines its living and dining room, adds two bedrooms and a kitchen, and opens onto a balcony. The second bedroom often serves a carer or visiting family. Stretcher-sized lifts in each tower help in an emergency.
Ordinary two-bedroom flats elsewhere on the campus are bigger, up to about 1,030 sq ft. We confirm the area of each Primus home in writing before booking.

Primus Olympia RERA and Approvals
Primus Olympia falls under Karnataka RERA number PRM/KA/RERA/1251/310/PR/171208/000986, issued to Gopalan Olympia in December 2017. Gopalan Enterprises promotes the project and also owns its land.
BDA approval of the building plan came in April 2013, and work was cleared to begin in February 2014. Clearances from fire, airport, power, pollution and environment bodies are on file. The first target of June 2020 was later pushed out to 31 December 2026.
Primus Olympia Construction Status
Primus Olympia is nearing completion, as the township logged 96% progress at the end of June 2026. Three towers are fully built, two are at 95%, and the last four range from 62% to 93%.
Frames and blockwork are complete everywhere, leaving mostly finishing jobs. Keys follow the occupancy certificate, with December 2026 as the registered finish.
