KNS Aura

KNS Aura plots begin at Rs. 80 Lakhs for the 1,200 sq ft size and go up to Rs. 1.6 Crore for 2,400 sq ft, with the 1,500 sq ft size at Rs. 1 Crore. Each of these works out near Rs. 6,670 per sq ft of land. Current rates for the other sizes are shared on request.

KNS Aura takes up to 10% at booking, a further 10% when the sale agreement is signed, and 80% at the deed and handover. Once the agreement is signed, the price carries no escalation. Stamp duty and registration fees are extra, and our EMI calculator gives the monthly figure for a land loan.

KNS Aura offers four regular plot sizes for independent homes, along with small sites and irregular plots. The count for each size is set out below.

The KNS Aura plot mix is as follows:

• Twenty plots of 30 x 40 ft, or 1,200 sq ft
• Eighteen plots of 30 x 45 ft, or 1,350 sq ft
• Thirty-six plots of 30 x 50 ft, or 1,500 sq ft, the biggest group
• Eleven plots of 40 x 60 ft, or 2,400 sq ft
• Five sites of 20 x 30 ft, kept for EWS buyers
• Forty-one irregular plots, plus eight irregular EWS sites

The irregular plots are sold on their surveyed area, which adds up to 7,032 sq m for the general ones. We can confirm which numbered plots and facings are still open.

KNS Aura is delivered as a serviced layout, with levelled plots, asphalt roads, storm water drains and a compound wall with an entrance arch. Each plot is numbered and fixed with boundary stones.

KNS Aura runs its sewer lines and power cables underground, and street lights along the roads use solar panels. An overhead tank stores domestic water drawn from the Panchayat supply. Waste water is treated at a plant inside the layout.

KNS Aura holds Karnataka RERA certificate PRM/KA/RERA/1251/446/PR/301025/008209, issued in October 2025 for all 139 plots. The registration runs to 21 July 2030, and the promoter is Suwarnayuga Properties LLP of the KNS Group.

KNS Aura follows a BDA layout plan passed in February 2025, and the land has been converted for housing. The power connection has been sought from BESCOM, while water comes through the Panchayat. Plots are handed over after the BDA issues its final release order.

KNS Aura began its layout works in July 2025, and progress climbed from 40% at the close of 2025 to 80% by June 2026. Plot formation is done, while roads, drains and water lines are well advanced.

KNS Aura still has street lighting, storm drains, the transformer and park planting to finish. Handover is planned once these works close and the BDA releases the layout.
