Every villa at CasaGrand Vistaaz follows one 3 BHK plan with a built-up area of 1,936 sq ft. Each is a standalone home on its own plot, not a stacked unit in a tower. That makes the choice between villas less about layout and more about plot position, orientation and garden space.
The original launch price of ₹1.21 Cr worked out to about ₹6,250 per sq ft. Resale villas can differ in what earlier owners have added or changed inside. Seeing two or three homes before you make an offer gives you a fair basis for comparison.

The master plan arranges 101 villas of a single 3 BHK design around a clubhouse and shared amenity zones. Because every home uses the same format, the layout stays consistent from plot to plot. Ask for the plot number of any villa you consider and locate it on the plan.

These spaces have been in use since 2021, so check their current upkeep on your visit. It also helps to ask who manages them and what the monthly maintenance charge covers.

For a resale villa, ask to see the occupancy certificate, the approved building plan and the latest property tax receipt.
