Bluejay Signature
Bluejay Signature is a BDA-approved, ready-to-register plotted project by Bluejay Enterprises Pvt. Ltd. in Tumkur Road, Bangalore, laid out as 226 house sites over 9.15 acres. The land falls in Karivobanahalli village, Yeshwanthpur hobli, inside city limits. Owners therefore build under BBMP rules and receive a city khata.
The smallest site, 20 x 30 ft, opens the price list at Rs. 66 Lakhs. The largest size on offer, roughly 1,200 sq ft, begins around Rs. 1.44 Crore. Land therefore works out between Rs. 11,000 and Rs. 12,000 a square foot.
BDA approved the layout, and Karnataka RERA registered it in July 2020. Roads, parks, water lines, drains, an STP and underground power cables were all in place by early 2024, when BDA released the sites. Buyers can therefore register a sale deed right away and plan their own house.

Bluejay Signature plots carry these base prices: Rs. 66 Lakhs upward (20 x 30 ft), Rs. 88 Lakhs upward (20 x 40 ft) and Rs. 1.44 Crore upward (near 1,200 sq ft). Facing, corner position and road width can lift the final number.

Bluejay Signature Plot Sizes
Bluejay Signature offers sites from 600 sq ft, in four regular sizes plus a set of odd-shaped ones. The approved layout breaks down like this:
- 121 sites measuring 20 by 30 ft, or 600 sq ft
- 11 sites measuring 20 by 40 ft, close to 800 sq ft
- 4 sites measuring 30 by 50 ft, or 1,500 sq ft
- 11 sites measuring 30 by 60 ft, or 1,800 sq ft
- Irregular sites, 79 in all, from 558 sq ft upward
Sites near 1,200 sq ft on the price list come from the irregular group. Owners design their own homes and get the plan sanctioned by BBMP. We can send the plot chart showing every open site with its facing.

Bluejay Signature centres its amenity plan on a clubhouse with its own pool, plus twin landscaped parks. Facilities in that plan include:

Bluejay Signature specifications describe the civic works of the layout rather than any house. The main items are:

- Water: overhead tank with a line to each plot
- Sewage: underground network and an on-site STP
- Drainage: roadside saucer drains
- Power: underground cables fed by an on-site transformer
- Lighting: street lights across the layout
- Parks: planted trees and finished footpaths
Bluejay Signature RERA and Approvals
Bluejay Signature holds Karnataka RERA registration PRM/KA/RERA/1251/309/PR/200722/003488, dated 22 July 2020. It covers a plotted layout of 226 sites, with Mr. Pradeep Krishnappa as the registered promoter and sales under the Bluejay name. An extension later pushed the completion deadline to 4 November 2023.
BDA issued a provisional layout work order in October 2019. On 10 January 2024 it approved the final plan and released the sites, and BESCOM and water supply certificates followed the works. Before paying, ask for the BDA order listing your plot number and a fresh encumbrance certificate.
Bluejay Signature Construction Status
Bluejay Signature layout works are complete, and plots are ready for registration. Work began on 4 September 2019, and a completion application went to RERA on 31 January 2024. Owners now register their deeds and then seek BBMP sanction for a house plan.
