A land deal is the earliest visible sign of a future housing project. This one, signed by Sumadhura Group, concerns 17 acres in East Bangalore. The sections below follow the project's path, from the signing of the agreement to the day a buyer can lawfully reserve a flat.

Step 1: The Land Agreement (August 2026)

Early that month, Sumadhura Group disclosed that it had signed a JDA covering a 17-acre plot in the Whitefield-Kannamangala stretch. The owner of the land was not identified. Chairman and managing director Madhusudhan G said the deal followed the response to the four residential projects it already runs in the corridor.

The disclosed details are as follows:

  • 17 acres of land
  • 25 lakh sq ft to be sold, and a little more
  • Sales potential of Rs. 3,500 crore
  • Construction budget of Rs. 2,000 crore
  • Positioning: premium residential

As per the group, it has finished 56 projects and more, totalling 17 million sq ft and above, and holds a pipeline of 40 million sq ft plus. Name, home types, prices and launch timing are still to come.

Step 2: Reading the Numbers

Take the Rs. 3,500 crore forecast and divide it by 25 lakh sq ft: the answer is Rs. 14,000 a sq ft on average. It comes from a forecast, so it shows the kind of segment intended and is not a quote. Launch rates will depend on which tower and floor, how big the home is and the market of the day.

A project with this much built-up area on 17 acres will most likely be a set of high-rise towers. Tower numbers, home counts and open space will be settled by the sanctioned plan, and any figure before that is a guess. The RERA record, which lists land area, towers, homes and completion date, is where the firm numbers will appear.

Step 3: Who Owns What Under the Agreement

Under a joint development arrangement the owner provides the plot while the builder arranges sanctions, drawings, construction and marketing. The output, in homes or in revenue, is split by a pre-agreed ratio. A builder using this route does not need to spend heavily on land on day one, and the owner gets a stake in the finished scheme.

When the booking stage arrives, a buyer should find out three things:

  1. The home belongs to which share, the developer's or the owner's
  2. Whether the owner is a party to the agreement for sale and to the deed
  3. Whether payments are to be made into the account listed against the registration

Owner-share units are sometimes sold through other channels at other prices. Protection under the law remains the same when the unit forms part of the project on the RERA register and its contract uses the RERA format. Title documents and the development agreement should be checked by a lawyer first.

Step 4: Approvals and RERA Registration

After the land agreement come the sanctioned building plan, the environmental clearance that a project of this scale needs, and Karnataka RERA registration. For large schemes, these stages tend to consume many months. The launch date is still unknown.

Section 3 of the central RERA law of 2016 makes registration compulsory, except for land of 500 sq m or below or a project with no more than eight apartments. Reserving, marketing, advertising and selling must wait for registration. A 17-acre scheme exceeds both limits by a wide margin.

Consequently, any broker taking a token, booking amount or expression of interest now is ahead of what the law allows. The safe course is to request the registration number and keep the money until it can be seen in the Karnataka RERA listings.

Step 5: The Neighbourhood It Will Join

Kannamangala is at the eastern end of Whitefield, towards Hoskote, in East Bangalore. The Purple Line stops at Kadugodi (Whitefield) and Pattandur Agrahara, and Whitefield railway station adds a rail link; these are the connections named with the announcement. Employment at ITPL and the neighbouring tech parks supports demand for homes.

Other builders also have projects around, which means launches will compete on layout, price and delivery date. The parcel's survey numbers listed in the registration entry will pin down its location. Judge the metro and office distances from that address.

Step 6: Preparing While You Wait

Buyers need not stay idle during the approval period. Two Sumadhura projects, Sumadhura Edition in Siddapura and Solace in Thubarahalli, have Karnataka RERA registration and construction under way. Looking at them, and at a finished Sumadhura community in Whitefield, shows the standard of finish and upkeep.

A short checklist helps for this project and for any other launched on a land deal:

  • Get the registered name and RERA number before anything else
  • Study the registered towers, homes, land area and completion date
  • Compare prices and carpet areas with other Whitefield projects
  • Ask in which share the home falls
  • Pay only after registration and only to the project account
  • Line up an in-principle loan sanction

Our team will pass on the layouts and prices once registration is issued. Write to us for the current price sheets of the open projects.

Frequently Asked Questions

When can bookings open for the new Sumadhura project?+
Only after Karnataka RERA registration, which follows plan sanction and clearances. No launch date has been given, and the August 2026 news covers the land agreement alone.
How big is the Sumadhura plot and what is planned on it?+
The land is 17 acres. The group plans a premium residential community with above 2.5 million sq ft to sell, sales of near Rs. 3,500 crore and construction spend near Rs. 2,000 crore.
Is Rs. 14,000 a sq ft the launch price?+
No. It is the average that results from dividing the group's projected sales by its planned saleable area. Launch rates depend on tower, floor, home size and the market then.
Why not pay a booking amount to an agent early?+
The RERA Act bars marketing, booking and sale of a registered-category project before registration. Early money has no registered account behind it, so wait for the number on the portal.
What can be visited while the new project is awaited?+
Two Sumadhura projects, Solace in Thubarahalli and Edition in Siddapura, are under construction and hold Karnataka RERA registrations. We can share their present price sheets on request.
